Nibbi Brothers has been selected as the General Contractor for the new Armstrong Senior Housing project in San Francisco. We are requesting BIDS for DIVISIONS 1-16 for this project and would like to receive a proposal from you. Please indicate in the space provided below if you will be bidding this project and fax back to us as soon as possible.

Project Description: The project is a LEED Gold new5-Story building. It is four (4) levels of type V construction over one (1) level of type I construction located in San Francisco at 5600 Third Street on a site which is currently a cleared site.The project will consist of 115 one-bedroom units and 1 two-bedroom manager’s unit. The units are clustered around two (2) internal courtyards (one on the podium and one at-grade). The first floor will contain parking, common rooms, daycare, lobby, and utility/mechanical spaces; there will be retail/commercial spaces at-grade along Third Street and Bancroft Avenue. The project includes the following program uses: Retail, Daycare, Reception, Offices, Resident Lounge, Kitchen,Conference Room, Laundry,and Units. The building is constructed onpre-cast concrete piles, a concretemat slab, columns, shear walls and wood framing, with aluminum windows, galvanized metal sunscreens, welded metal awnings, mineral-fiber cement sidingand stucco exterior walls. The building is fully sprinkled, non-highrise, with R1 Residential Units on Floors 2 through 5with amechanical penthouse on the roof. Also on the roof are Photovoltaic collectors and panels for heat and power. The occupancies on Ground Floor includeS-3, E, U, and M. The building height is 66’ and the Gross Square Footage is 131,524 sf. A waiver of subrogation will be needed to bid this project. The US Department of Housing Urban Development (HUD), San Francisco Redevelopment Agency, and the Mayor’s Office of Disability are all involved in this project as well.

Project Schedule: The project start date is scheduled forJune 2008 and thebuilding construction duration is approximately 15 months.Proposals must be preparedwith a June 2008 start date and a 16 month project schedule (hold price through end of project).

Pre-Bid Conference:A voluntary Pre-Bid Conference will be held on Tuesday, December 11, 2007 at 1:00 p.m. The meeting will begin promptly please meet at Nibbi Brothers main office, 180 Hubbell Street, San Francisco, CA94107. Bid Documents: All Bid Documents will be issued or be made available for review and pricing on or about Monday,December 10, 2007 to each subcontractor responding to this bid invitation and available for viewing in Bay Area Plan Rooms and the Nibbi Plan room.

Bidding: Bids shall be submitted by no later than 2:00 PM local time on Monday, January 7, 2008 on the attached bid form. A public bid opening will NOT be held. Bids shall be faxed to the following location: Nibbi Brothers General Contractors, FAX (415) 241-2951.
