Project Director

We are looking for a planned, organised and collaborative Project Director to support the Strategic Land Managing Director South within the Taylor Wimpey Strategic Land South.

Taylor Wimpey acquired a company known as “Ashton Park Limited”. Contained within that company is a collection of assets including substantial areas of land owned freehold and substantial areas of land controlled by option agreement. These areas of land are contiguous with one another and together form an expanse of land to the west of Bristol with tangible planning potential for a major new community/communities.

The successful candidate will become a director of Ashton Park Limited and become involved in the day to day running of the business (which includes a golf course) and become fully conversant with the terms of the contracts that make up the assets in the company. The primary focus will be upon the planning strategy/programme which is likely to lead to a planning application in Q1/Q2 2017, the social and political aspects, as well as a detailed understanding of the commercial and viability drivers for Taylor Wimpey. Managing the consultant team and finding the very best technical/design and commercial solutions for the site in the formation of the new application is at the heart of the new role.

The Role:

·  Managing the Taylor Wimpey consultant team.

·  Delivering the full potential and optimum solution for the new community/communities at Ashton Park (known as “The Vale”).

·  Managing the freehold interests carefully to ensure there is no adverse possession.

·  Carefully assess and manage the health and safety issues associated with owning substantial freehold interests (including golf club).

·  Ensure accuracy of budgets and forecasts

·  Managing the obligations contained in the option agreements to ensure that we comply and if necessary renegotiate the option agreements to enable deliverability.

·  Fully liaise with the internal Taylor Wimpey stakeholders and take soundings from them periodically to ensure that our designs and our final product are complementary to their businesses strategy as a whole.

·  Understand existing/emerging Government policy regarding new communities/settlements.

·  Ensure that the consultant team is set clear, tangible objectives within the realm of the strategy.

·  Ensure the consultant team complies with health and safety policy, including CDM and Principal Designer.

·  Liaise with Head Office regarding the company report and accounts for Ashton Park Limited.

·  Operate in accordance with the Strategic Land manual/Health & Safety manual, together with the Taylor Wimpey operating framework and finance policy.

·  Ensure effective project management of the assets within Ashton Park Limited as to optimise the value of these assets.

·  Six monthly reviews to agree the land/planning strategy and business plan for Ashton Park Limited with the Strategic Land Managing Director and other members of the Taylor Wimpey senior management team as required.

·  Ensure that the risk profile of the planning application, management of the site and health and safety issues are reported monthly/bi monthly in order to fully understand the timeline and delivery of the development.

·  Develop positive relationships with the consultant team and especially the Divisional and Regional Managing Directors.

·  Aim to gain respect and trust of the landowners and associated agents where we control options/overages.

·  The Local Planning Authority officers and other stakeholders/politicians (both North Somerset District Council and Bristol City).

The Person:

·  Senior management experience in land and planning preferred

·  Previous major project management experience

·  Proven track record in performing against set delivery objectives

·  Excellent communication and negotiations skills.

·  High degree of commercial acumen.

·  Sound knowledge of land and planning law and experience in putting this into practice.

·  Experience of managing a team effectively.
