Developments Update October 2012

1. Bengal Mill site
This former mill is under construction to become a new mixed use development comprising a total of 135 one to three bedroom apartments together with a17,000 sq ft ground floor commercial shell. Works on
recommenced on 19th September 2011 by design and build contractor Renaker Build Ltd. PC of Phase 1 was achieved during June 2012 – comprising 42 units
2. Royal Mills
The developer Renaker Build Ltd has recently been awarded Get Britain Building revolving funding by HCA to complete Phase 2 of the Royal Mills project – namely Paragon Mill, Royal Mill and the new build Kennedy building. This will deliver an additional 25 office and 4 retail units totalling 3,065 sq m, 128 residential units and greater use of the atrium space. A start on site is expected this Autumn 2012.

3. Nuovo [formerly Sarah Point]
An enabling package of works was undertaken by developer UK Land & Property during Spring 2011, with the main contract works to follow on from this. HCA had identified a way forward with the Clydesdale Bank who own the site, though their recent significant job cuts, has meant that progress has been hampered. HCA has recently short listed the scheme for round 2 Get Britain Building funding and due diligence commences this week. A decision on the funding application is expected Nov/Dec and if successful the scheme must start on site March 2013.
4. St Peters
The Halle are now on site having commenced construction fit out works during September 2012. Proposals include: opening up the tower entrance as the main entrance with a reception area and maintaining the large main space of the church, with the addition of a timber floor, heating, lighting and ventilation systems. Planning permission for the works was granted during early May 2012.

5. Jactin House
The property will be developed by northerngroup as a 40,000 sq ft character building over four levels which will be brought forward for commercial use. northerngroup are currently in the process of securing development finance in order to start works on site later this year.
6. Murrays Mills
A brief has been prepared for Murrays Mills to explore what infrastructure works are required to make the site’s redevelopment commercially viable. Works under consideration include the installation of a secondary sub-station, together with plant and distribution equipment and the construction of off-site car-parking.
