POSITION: Maintenance Supervisor

  • This is a full-time position.
  • Employment is with Chattahoochee Technical College and not with an individual campus. All employees are subject to work relocation based on college needs.

POSITION DESCRIPTION

  • Trains, assigns, directs, supervises and evaluates the work of employees engaged in performing skilled and semi-skilled building maintenance and repair duties.
  • Supervises and participates in the repair and maintenance of college buildings, including the repair and maintenance of electrical, plumbing, and HVAC systems.
  • Supervises and participates in the operation and maintenance of security systems, fire alarm systems, fire sprinkler systems and elevators.
  • Plans and directs renovation projects as assigned.
  • Maintains inventory control of tools, equipment and supplies.
  • Supervises and participates in the repair and maintenance of college equipment and vehicles.
  • Directs the custodial cleaning of assigned buildings; maintains inventory of custodial supplies and equipment; performs daily inspections of custodial activity.

MINIMUM QUALIFICATIONS

  • High school diploma required.
  • Knowledge and level of competency commonly associated with completion of specialized training in the occupational field of work.
  • Experience sufficient to thoroughly understand the work of subordinate positions to be able to answer questions and resolve problems, usually associated with one to three years of experience or service.
  • Possession of or ability to readily obtain a valid driver’s license issued by the State of Georgia for the type of vehicle or equipment operated.

PREFERRED QUALIFICATIONS

Two years working experience in a large-scale maintenance facility.

SALARY/BENEFITS

  • Salary is $35,842.37 annually.

Facilities Maintenance Supervisor FAC21

Facilities FLSA Status: Non-Exempt

JOB SUMMARY

This position is responsible for supervising and participating in the maintenance and repair of college buildings and grounds.

MAJOR DUTIES

Supervisory Duties

  • This is a working supervisor job position.
  • Reports to Director of Facilities.
  • Trains, assigns, directs, and supervises skilled and semi-skilled employees doing building maintenance, repair and custodial duties.
  • Supervise custodial staff in care of campus buildings
  • Performs daily inspections of maintenance employee’s activity.
  • Supervises and participates in the repair and maintenance of college buildings, including the repair and maintenance of electrical, plumbing, and HVAC systems.
  • Plans, directs and controls the activities of outside vendors doing custodial, repair and renovation projects
  • Supervises and participates in the repair and maintenance of college equipment and vehicles.
  • Hold all subordinates responsible/accountable for his/her work.
  • Manage, organize and delegate daily maintenance workload of Maintenance technicians.
  • Work with Maintenance technician to generate and update daily work orders in the I-Support, ensuring accurate information.
  • Generate and distribute PMs, including lockout/tag-out sheets.
  • Close daily work orders by documenting accurate information of work performed, time to perform, parts used, and equipment, work was performed on, editing PM tasks, etc… for custodial and maintenance staff.
  • Coordinate maintenance and custodial technicians training, evaluation of work and staffing requirements for all functions within span of control.
  • Attend and participate in workflow process meetings.
  • Coordinates emergency work and removes barriers for maintenance and custodial technicians such as parts, manuals, etc.
  • Follow-up with daily work through inspections of technicians work.
  • Lead team in executing maintenance & custodial priorities in order to improve response time and facility/equipment reliability.
  • Lead team to develop and implement preventative maintenance methods and procedures designed to eliminate operating problems and improve reliability and product quality.
  • Communicate expectations to all custodial and maintenance technicians on a regular basis and accountable to ensure they are met.
  • Provide guidance to facilitate learning and growth, enhance skills & knowledge, and improve performance of technicians.
  • Proactively address all concerns of the customer.
  • Lead team meetings and work one-on-one with custodial and maintenance team members to build skills.
  • Supervise custodial and maintenance technicians by means of coaching/mentoring, training, discipline, performance management, conflict resolution, etc., while fostering a positive work environment that encourages teamwork, pride, and a continuous improvement mentality.
  • Utilize the Corrective Action and Disciplinary Due Process systems when necessary in partnership with Human Resources.
  • Conduct Safety and other required training for custodial and maintenance staff.
  • Maintain documentation for training, safety, job evaluations, and any other similar requirements.
  • Assess the Custodial and Maintenance Team strengths and weaknesses in the areas of communication, involvement, recognition, commitment, willingness to learn, and skill level in order to coach and motivate technician overall performance
  • Involved in hiring new custodial and maintenance technicians and manages onboarding them to the team (e.g training, coaching, development plans)

Maintenance & Custodial Duties.

  • Monitors, and participates in the operation and maintenance of, HVAC systems, security systems, fire alarm systems, fire sprinkler systems and elevators
  • Responds to after-hours emergencies
  • Maintains inventory control of tools, equipment and supplies
  • Monitor and participates in custodial duties such as, floor care, classroom care, restroom care and equipment repairs.

Other Duties May Include

  • Monitor attendance records and evaluates custodial and maintenance employees job performance
  • Obtain quotes from vendors for services, equipment and supplies
  • Process purchase requisitions to the business office
  • Review applications and interview potential job candidates for both custodial and Maintenance technicians.
  • Promote continuous improvement of workplace safety and environmental practices

Performs other related duties as assigned.

KNOWLEDGE REQUIRED BY THE POSITION

  • Knowledge of the tools, equipment, materials and practices of building and grounds maintenance.
  • Knowledge of custodial tools, supplies and techniques.
  • Knowledge of safety policies and procedures.
  • Knowledge of plumbing, electrical and HVAC system maintenance and repair.
  • Skill in the operation of computers and job related software programs.
  • Skill in decision making and problem solving.
  • Skill in the supervision of personnel.
  • Skill in interpersonal relations and in dealing with the public.
  • Skill in oral and written communication.

SUPERVISORY CONTROLS

The Director of Facilities and Grounds Management assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with procedures, accuracy and the nature and propriety of the final results.

GUIDELINES

Guidelines include Chattahoochee Technical College policies and procedures, equipment and chemical use guidelines, safety standards, and relevant building codes. These guidelines require judgment, selection and interpretation in application.

COMPLEXITY/SCOPE OF WORK

  • The work consists of varied supervisory and maintenance duties. Inclement weather conditions contribute to the complexity of the position.
  • The purpose of this position is to supervise and participate in the maintenance of college buildings, grounds and facilities. Success in this position contributes to a safe, attractive and well-maintained college campus.

  • Contacts are typically with students, co-workers, vendors, contractors and members of the general public.
  • Contacts are typically to resolve problems, to provide services, or to give or exchange information.

PHYSICAL DEMANDS/ WORK ENVIRONMENT

  • The work is typically performed while sitting at a desk or table or while intermittently sitting, standing, stooping, walking, bending or crouching. The employee frequently lifts light and heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.
  • The work is typically performed in campus buildings and outdoors. The employee is exposed to noise, dust, dirt, grease, machinery with moving parts, irritating chemicals and occasional cold or inclement weather. Work requires the use of protective devices such as masks, goggles, gloves, etc.

SUPERVISORY AND MANAGEMENT RESPONSIBILITY

This position has direct supervision over assigned Facilities and Grounds Maintenance Technicians.
