2.  This site has a prior Building permit 3091-2005-CGU for the same building that this case is for and a prior approved Use and Occupancy permit 620-2008-UO for Import Gallery. The site plan for 620-2008-UO is in conformance with Section 27-254, Applications of the Prince George’s County Zoning Ordinance and in conformance with the Landscape Manual. You may obtain a copy of the U&O site plan 620-2008-UO for your information and revise your site/landscape plan as such at the Park & Planning Information Service Office located at the address above on the Lower Level, their phone number is 301-952-3195 or 3208. 09-15-09 Comment Satisfied. 13.  This site has an existing approved Alternative Compliance AC-94001 for the Landscape buffers for Section 4.7 of the Landscape Manual. It appears the proposed building is greater than 10% of the existing GFA and will require additional landscaping per Section 4.2, 4.3, and 4.7 of the Landscape Manual. Need to revise the landscape plan for all required sections and demonstrate the schedule per Section 2.2c of the Landscape Manual. A revision to the AC may be required. Once I have received the revised landscape plan then it will be determined whether a revision to the AC will be required or not. 09-15-09 Comment Still Outstanding. Per a meeting with Susan Lareuse in our Urban Design Section you need to obtain a copy of the prior approved Alternative Compliance Case #AC-94001 and revise the plan to meet exactly how the shade and shrubs are shown and the schedules. Also need to make sure you show the plants for Section 4.2 within the 10’ landscape strip on the property not in the right-of-way per AC-94001. Also no additional plants are required so you may remove the ones you added. If this can be done then no AC revision will be required. BEL. 10-13-09 Comment Satisfied.
