Correspondence had been received from Friends of Baildon Moor in regard to an application to be considered.

PC1718/101Highway’s Protocol

The protocol was considered and it was decided that no comment was needed at this stage.

PC1718/102Baildon Design Statement working group

All members of the Planning Committee were invited to attend the working group as they are able. The inaugural meeting date would be announced in the near future.

PC1718/103To note current applications on CBMDC web site and to agree actions

It was resolved to make comment on application 17/06644/FUL Wensleydale Rise. The Council objects to this application in agreement with other comments made.

The development is incongrouos with the current street scence

The application is deemed to be overdevelopment of the site.

There is insufficient parking available and development would have a detrimental effect on the adjacent highway.

Proposed Cllr Ashton seconded Cllr Brook 4 in favour 1 abstention (due to declared interest)

17/06921/FUL Green Lane. The Town Council wishes to reiterate its earlier objections to this development.

  • Environmental damage. Development so close to the green belt would have a detrimental effect on the environment and wildlife. An impact report should be produced as a minimum requirement. As a popular area for walkers a loss of amenity for the local community would be another consequence of development.
  • Highway issues. The connecting Green Lane is an established Bridleway and as identified by the rights of way officer any changes could be detrimental. The narrowness of the Lane also raises safety and access issues.
  • The site is in the Saltaire World Heritage Site Buffer Zone and any development would as such be inappropriate.
  • The Committee supports local residents concerns over residual damage to existing trees, boundary walls and possible privacy issues.

The land has not been identified in the local development plan for development and its proximity to the Moor deems it unsuitable.

17/06614/FUL Browgate. The Committee would like to see two conditions applied. 1 Yorkshire stone used instead of railway sleepers. 2. No use of railings.

17/06676/FUL Low Share Baildon Moor. Baildon Town council have no objections to the rebuilding application - but do share concerns over access. The "lane" that is proposed to be used is not suitable for any heavy traffic and is mainly used by walkers and horses. Another form of access would be desirable, but as a minimum assurances should be sought that the lane can be used safely and returned to its original conditionafter building work has been completed. Regular use of this access should not be allowed.

17/06903/HOU Plantation Way. The Council objects to this application due to the garage footprint extending beyond the current building line of the development. The Council believes that the application is incongruous with the current established street scene.

It was Resolved to make the comments detailed above. Proposed Cllr Brook seconded Cllr Ashton all in favour.
