As the owner and Chief Appraiser of this company, I trained and managed a staff of 18 people comprised of field appraisers, reviewers, administrative and clerical personnel. As a result, I hold over fifteen years of full time experience in all areas of residential real estate appraising, including extensive assignments for single family, condos, multi-family, and REO/Foreclosed properties for clients such as HUD, large national banks, mortgage companies, appraisal management companies, and local lenders. I also performed many appraisals in which the subject property had significant deferred maintenance that required me to provide a detailed cost to cure of all repairs.

Performed review appraisals on a nationwide basis of all property types including single family, 2-4 family, condominium, cooperative, raw land, leasehold and factory-built properties.I ensured that appraisal reports complied withacceptable appraisal standards including the HVCC, USPAP, Fannie Mae Freddie Mac guidelines,as well as other secondary markets requirements. The scope of these reviews included an analysis to determine potential value misrepresentation on current as well as retrospective reports.

Among my main responsibilities are the review of appraisal reports for accuracy, reconcile any discrepancies between the appraisal and the Broker Price Opinions (BPO), designate property values, document inadequacies identified through the review process if the appraisal or value conclusion is considered unacceptable. Review and determine effect of repairs, if any, on property values. Reviewproperty pictures for potential insurance issues to identify claimable insurance losses. Train assigned appraisers on valuation, monitor their performance and escalate issues as appropriate.Ensure that the best values are obtained for the assigned properties, monitor adherence to corporate policies and procedures, including Fannie Mae's valuation guidelines and other valuation tools. As well as gather market trends for designated territories.

In this role, I trained and managed a staff of over 20 loan officers and administrative personnel.I worked closely with many large banks, mortgage companies, and lenders to prepare loans for closing; and managed a $1 million funding facility to provide mortgage financing for borrowers.I also maintainedaccounting polices and procedures, insuring adherence to generally accepted accounting principles, Texas Dept. of Saving and Mortgage Lending, and Texas Real Estate Commission.
