Dear Mr. Kalina:

I am pleased that you have chosen to join the community at 149/155 Weldon Parkway. As the Asset Manager of the center, and on behalf of your new neighbors, I extend a warm welcome. At this time, I would like to take the opportunity to outline a few aspects of your lease document. They are as follows:

1.Your Lease Commencement Date wasJuly 1, 2015. Your lease term will be July 1, 2015 through August 31, 2020.

  1. Your Rent Commencement Date will be July 1, 2015. Per the terms of your Lease, Minimum Rent is abated for the first two months; however, Additional Rent will still apply. Therefore, the amount due for Additional Rent in July 2015 will be $283.00, and for August 2015 - $283.00. For your convenience, these two months can be paid on or by August 1, 2015, the payment due date under the Lease for your August 2015 payment.

3.Your regular monthly payment beginning September 1, 2015is as follows:

Minimum Rent$1,750.00

Additional Rent$ 283.00

TOTAL:$2,033.00

(Please note that we did not receive an advance payment for first month’s rent as described in Section 3.01 of the Lease; therefore, the above amount will be due on September 1, 2015.)

5.Insurance on the Demised Premises is required per your Lease. Please instruct your insurance carrier to immediately forward to my attention a Certificate of Insurance showing adequate coverage and listing 149/155 Weldon Parkway, LLC and Priority Properties, LLC as additional insured. Failure to comply with the insurance requirement is grounds for default under the terms of your Lease.

6.Please add to your notice list (without removing those stated in your Lease) the following:

PER YOUR LEASE, FOLLOWING ARE SEVERAL ITEMS THAT REQUIRE FOLLOW-UP BY THE TENANT:

FINANCIAL STATEMENTS:

Per Section 16.09 of your Lease, please provide a copy of your most recent financial statements within ninety (90) days after the close of each of your fiscal years during the lease term(s).

UTILITIES

If you have not already done so, please notify the utility companies of your new store location and have the accounts established in your name, effective June 30, 2015.

INSURANCE

Per the Lease, you are to maintain full liability insurance coverage for your leased premises naming 149/155 Weldon Parkway, LLC and Priority Properties, LLC as additional insured on the certificate. Please have your insurance agent forward a copy of the certificate to my attention. This certificate can be either faxed (636-227-4020) or mailed to my attention.

SATELLITE DISHES

If permitted at your location, satellite dishes may not be installed without the prior written consent of Landlord as to the placement of such dish. Under no circumstances are satellite dishes to be installed on the front or back of the building’s exterior walls without such consent.

MAINTENANCE PROVISIONS

Please note the following provisions which will be strictly enforced. You may not do the following yourselves. You must have licensed personnel.

No one may make any alterations on the roof except the installing roofing contractor.

Obtain a service agreement for your HVAC. Please send a copy of the contract, any service calls and quarterly inspection reports to my attention.

No penetrations of any kind are to be made to the EFIS structure without prior written approval. Tenant will be responsible for paying cost to repair any unauthorized penetrations.

Warranties to the roof and EFIS structure are void when penetrations are made to the surface. Repairs are required to be made through the property management company with the original installing contractor in order to maintain the warranty.
