Monthly Board Meeting Minutes
August 4, 2014
The meeting was called to order at 9:00 a.m.
Board Members Present: Susan Marchi, Jim Bennett, Dody Tait, Randy Brenckman, Craig Sjodin
Board Member(s) Absent: Kathy Hartmann, Sandy Mucci
Secretary’s Report:
The Julysecretary’s report was approved.
Treasurer’s Report:
The treasurer’s report was approved. Total available assets effective 7/31/14 are $26,361.37. The HOA Reserve account balance effective 7/31/14 was $38,258.68
OLD BUSINESS:
The proposed CC&R revisions were discussed at length. The section on owner occupancy will essentially say:
- All units must be owner occupied – no rentals or leases will be allowed.
- At least one resident must be 55 years old or older
- No one under 18 years old will be allowed to live in VM 5/5A
The revisions will be reviewed with our attorney by Susan and the final language submitted to all Board members for final approval. The final document will then be submitted to the full membership for approval by December 2014.
COMMITTEE REPORTS *Volunteers Needed
Park & Ramada Maintenance – Randy Brenckman
Everything is in good shape. A mouse trap has been placed in the library. No termite inspection is needed until January 2015.
Pool & Spa– Bill Mucci
Everything is working and in good shape.
Landscape Planning – Jim Bennett
No action to be taken until next Fall.
Compliance – Susan Marchi and Bev Pettit
One house on Northland has a wall that needs painting. The owner has been informed that it must be done by August 15, 2014 or the Board will have it done and the home owner will be billed.
Newsletter – Val Bennett
The newsletter will be in the same format as last month.
Web Page & Directory – Sue Carey
No new report.
Ramada* – Kathy Hartmann/Sandy Mucci/Karen Page
No new report.
Library – Gwen Carlson (report by Susan Marchi)
The library is in good shape.
Real Estate – Dody Tait
There are currently no homes for sale in VM 5/5A. There are 23 homes for sale in all nine VM units.
Street Lighting – Craig Sjodin and Bill Pettit
There is one light out and the homeowner has been advised that it is his responsibility to repair it; the problem is something other than the bulb or the sensor.
Social – Kim Bushy
The next planned event will be around Labor Day.
Cocktail Parties – Sue Carey
Parties will resume in the Fall.
Coffees – Reggie Buzzello
Coffees will resume in the Fall.
NEW BUSINESS
New pool passes were distributed to Board members present. New signs for the pool entries were given to Randy Brenckman for installation.
As the first Monday in September is Labor Day, the next meeting will be the second Monday, September 8th . The meeting will be held 9:00 a.m. at the Ramada. Susan Marchi will be absent for this meeting.
