To all Residents:

All Work orders must be reported to the office. (Come to the office, leave a message, note, or call.)

When using A/C in summer or heater in winter keep doors and windows closed, a violation is cause for eviction.

No pets are allowed in or on complex, including any “pet sitting” for any amount of time.Up to a $200.00 fine per offence will apply and tenant may be evicted as a result of breaking the lease at the discretion of the leasing office.Do not feed birds or any pets in parking lot or sidewalks.

Loud stereos, radios, and televisions are not permitted after 10: 00 p.m. (Moderately at any other time.)

(Option) If your neighbors are disturbing you, please let the tenant know. Tenant may not be aware of it.

If they keep disturbing you, call the office.

*** No nuisance or unlawful activity of any kind will be maintained in complex. ***

No speeding throughout the complex. If a car or motorcycle habitually speeds through the complex,

Rent is due on the 1st with a “grace” period until the 5th (not a free period). Our books are closed at 5: 00 p.m. No partial payment can be made without explicit approval by the manager-No Exceptions and a “LATE FEE” of $25.00 per month applies to all late payments until paid in full. A warning notice and a “LOCK OUT” will be put on the door otherwise.

Please do not throw cigarettes, matches, sanitary napkins, tampons,Kleenex grease or paper towels down the toilets, sink or outside.If a plumbing company has to be called due to negligence on your part, you will be charged for it.

Do not litter on the parking areas,balconies or grass areas it is a serious violation.

Please do not hang articles such as mops, clothing, or chairs etc. on your balconies or patios.

No clothes line in or outside apartments. No TIRES or any items on or around door or balcony.

If using BBQ grill, no open flame with in 4 feet of building, or under overhang, that is a fire and smoke hazard.

Do not cut on countertop, use cutting board only. (If you cut/scratch countertop you will be charged for full replacement).

No trash outside your door or trash cans; all trash is to be taken to dumpsters immediately. If trashcans are left outside they will be treated like trash and disposed of accordingly. (If maintenance has to get rid of trash, there will be a fee of $5.00 per bag.)

Your apartment may be occupied ONLY by the people signed on your lease. If you are having overnight guest(s) for more than two days, but for a period of up to no more than 2 weeks, they must be registered at the office.

Please park your car properly so that we will continue to have plenty of parking spaces. No major work on cars, if a car is leaking oil, you need to clean it up ASAP. Cars must be in working order, drivable condition and street legal. Violations will be towed at owner’s expense. (All tenant vehicles must be registered with the office; all others are subject to be towed at owners’ expense.) Tenants have priority over guests, non tenants vehicles will be towed at owner’s expense without further notice.

Although not considered an emergency, but a convenience, we have passkeys if you lock yourself out at reasonable hours, from 8am-5pm normal business hours no charge, after business hours including weekends and holidays $25. All fees to be paid when door is opened.

Check with the office before buying furniture, we may not have any room to store our furniture. (Our storage is limited.) All furniture will be stored at the complex’s convenience. (Do not put furniture outside; furniture is still your responsibility.)
