14/2376PLANNING APPLICATIONS

a.Rebbur House, 108 Nicker Hill, Keyworth, Nottingham NG12 5ED

13/01525/FUL

Demolish 108 Nicker Hill and construct 3 dwellings with associated access

Cllr Abbey summarised the details of the application and worked through the various items of correspondence. General discussion followed between the members of the committee.

Resolved – Object

Observations:

  • Out of keeping with the street scene
  • Over intensive development which does not blend in with existing properties on Nicker Hill
  • Site is too narrow for the size of the 3 proposed properties
  • Terracing effect of the front two houses is overbearing
  • The two houses at the front are cramped together leading to an urban feel
  • Loss of amenity to adjacent properties – Field House and Hunters Moon – by creating overshadowing and loss of privacy to both
  • 3rd house (positioned sideways on plot) will, from its frontage, overlook Field House at close proximity into several rooms and outdoor sitting space
  • Discrepancy over width of access road on plans
  • Problems with manoeuvring vehicles in driveway/additional issues of parking on Nicker Hill
  • Drainage/sewerage/flooding issues are already present on this and neighbouring sites and will be exacerbated
  • Discrepancy over TPO numbering and vegetation to be removed
  • Arboreal statement to be made a condition of planning consent if granted

b.Rebbur House, 108 Nicker Hill, Keyworth, Nottingham NG12 5ED

13/01526/FUL

Construct 3 detached dwellings with associated works

Cllr Abbey summarised the details of the application and worked through the various items of correspondence. General discussion followed between the members of the committee.

Cllr Abbey suspended standing orders to allow members of the public to make their comments. The meeting then went back into Committee.

Resolved – Object

Observations:

  • Over intensive development on a cramped site
  • Not in keeping with street scene of bungalows
  • Out of scale with surrounding properties and in prominent position on higher ground than rest of Maple Close. Incongruous
  • Overbearing on numbers 10 and 14 Maple Grove. Loss of visual amenity
  • Loss of amenity at 10 and 14 by overlooking of their bedrooms and living space from the front windows of the proposed 2 storey houses
  • Drainage/sewerage/flooding problems are experienced now by numerous residents. New properties to be built on higher ground – run off and sewerage water problems have potential to increase
  • Parking issues on Maple Close now, with increased traffic volume on Maple Close/Fairway at certain times during the school day
  • Poor access for service vehicles
  • Discrepancy over TPO numbering and vegetation to be removed

We feel that it is disingenuous of the developers to make these two separate applications for the Rebbur House site and strongly believe that the applications should be considered together

Cllr. S. Boote commended the public for their written responses to the previous two planning applications.
