July meeting minutes approved.

MI wants to push back the date where they hand over the neighborhood. This pushes it back to next year. The advantages to this is that if we go over on budget items they will be covering that. They wanted to do this since they have so much common space and lots left. An example is if snow removal was over $5000 and it was over budget, MI would cover the excess.

Also two people can be a part of the board with MI so we could actually meet with MI on a regular basis. Currently we have never had any MI representation.

The advisory committee is supposed to be 4 per bylaws. We will find out from MI if we could use that 4. There are only four allowed, but we are asking if we could have 2 with voting rights and 2 without.

At annual meeting we will elect the board. There will be a nomination form that will come in the mail and it has to be seconded (owner in neighborhood has to second it). If you have not paid dues you cannot vote. At the meeting there will be ballots and the neighborhood will be elected. Two positions will be elected.

New business:

Can MI move the black netting that is on Black Marlin Dr. (in between the houses)?

Potential dates for Annual meeting with MI are 10/12 or 10/26? Stay tuned as they only have to give a 10-day notice to homeowners. UPDATE-Meeting is Monday November 14th.

Landscaping bids:

Hittle: $44,075.37

BAM: $53,977.30

Mainscape: $55,477.54

We will go with Hittle. They are currently doing it and they are doing a good job and have the lowest cost.

We need a clearer understanding of what the advisory meeting means to MI and what their plans are. Need clarification on the by-laws.

To store each fountain in the winter $350-$375. We budgeted $900.

Awaiting quotes from ASAP and Puddle Jumper.

Possibly make a sheet with all of the addendums since there has been so many changes to covenants.

Was grate repaired on the drain?

On Franklin Rd by the sidewalk it is becoming very wet and the yards are starting to flood. Can Hittle look at this?

Notes:

CMS has received 63 architectural structures this year, almost all have been approved. They have been doing a better job with this. Make sure to send your plot plan with it mapped out of what you want to do. You should have gotten your plot plan with your closing documents, if you can’t find it you can contact Mary Richardson.

Pools can be in ground.
