Meeting was called to order at 7:06PM. Quorum of the Board was verified. Meeting was properly noticed 48 hours in advance.
OPEN FORUM
No homeowners addressed the Board.
MINUTES
Motion was made by Joan Scraper and seconded by David Matarese to approve the April 22, 2014 Board Meeting minutes as written. Motion carried unanimously.
FINANCIALS
Motion was made by David Matarese and seconded by Joan Scraper to approve the April financials as presented. Motion carried unanimously.
Motion was made by Joan Scraper and seconded by June Richcreek to approve the 2013 year-end audited financial statements as prepared by CPA Arrington & Co. Motion carried unanimously.
Joan Scraper presented the March/April 2014 Treasurer’s Report.
COLLECTIONS
Board Action Requests – Collections:
- The Board declined to accept the settlement offer proposed by 1721 Tealbriar Avenue; however, they will accept $2,500.00 down payment upfront, and will accept a 12-month payment plan for the remaining 50%, plus the homeowner must remain current on upcoming dues. Motion was made by Joan Scraper and seconded by June Richcreek. Motion carried unanimously.
GROUNDS & MAINTENANCE
The following items were identified and addressed:
- Quarterly cleaning of fishing pier completed.
- Various irrigation repairs completed.
- Foreclosure mows performed.
PROPOSAL REVIEW
The following items are presented herein for your review:
- Landscaping renovations(Recommendations per onsite meeting with David Matarese)
- Motion was made by Richard Kurpiers and seconded by David Matarese to approve Grasshoppers’ quote 2656 in the amount of $960.00 to install Allamanda at the Isles entrance and a two of the Landings entrances. Motion carried unanimously.
- Trim Viburnum along brick wall bordering Lockwood Blvd.
- Management will investigate the right-of-entry provision in order to trim these hedges and will ask Grasshoppers to breakdown the quote per address.
NON-COMPLIANCE
May Non-Compliance and Final Notice Expirations were reviewed.
The Board would like to know how many homes have circular driveways and how many of those circular driveways are used for parking.
BOARD REPORTS
ARCHITECTURAL REVIEW
Several applications were reviewed.
The Board further discussed the wide paver driveway installed at 2729 Cordgrass Street without prior permission. The Board instructed Management to check with the City of Oviedo as well as Seminole County regarding their requirements regarding driveways being larger than the apron.
EVENTS & ACTIVITIES UPDATE
Joan Scraper reported Little Creek will participate in National Night Out on Tuesday, October 7, 2014.
WEBSITE UPDATE
Information regarding National Night Out as well as the City of Oviedo’s new dog law will be added to the website.
OLD BUSINESS
Reclaimed Water: No update at this time.
Twin Rivers Development: No Update at this time.
Florida-Friendly Landscaping/Proposed Guidelines: Management will ensure the current guidelines, which are aligned with the City of Oviedo guidelines, are posted on the association website.
NEW BUSINESS
June Richcreek inquired about installing speed bumps, specifically on Running Springs Loop and near the playgrounds. Management will investigate and report at a future meeting.
NEXT MEETING
Thenext meeting will be held on Tuesday, June 24, 2014 at 7 PM at the Sheriff’s Office East Region Service Center.
ADJOURNMENT
There being no further business to come before the Board, motion was made by Joan Scraper and seconded by June Richcreek to adjourn the meeting at 8:17 PM. Motion carried unanimously.
