RESOLUTION NO. PC-64
A RESOLUTION ADOPTING THE K-150 CORRIDOR DESIGN GUIDELINES.
WHEREAS, the Governing Body and the Planning Commission of the City of Overland Park, Kansas, are committed to the use of design principles which foster logical and orderly development, creative and enriching human environments, and interaction within and between developments; and
WHEREAS, the Governing Body and the Planning Commission view the K-150 Corridor as a special district within the City and as such is a unique development opportunity; and
WHEREAS, the Governing Body and the Planning Commission wish to create a frame work for high quality and distinctive development along the K-150 Corridor; and
WHEREAS, the Governing Body and the Planning Commission view the proper orientation of site elements and applications of landscaping and signage as important components to a framework for development along the K-150 Corridor; and
WHEREAS, the Governing Body and the Planning Commission are desirous of assisting the development community in understanding the guidelines to be used in the review and approval of developments along the K-150 Corridor; and
WHEREAS, the K-150 Corridor Design Guidelines have been reviewed and approved by both the Governing Body and the Planning Commission after consideration of same at public hearings.
NOW, THEREFORE, BE IT RESOLVED BY THE GOVERNING BODY AND PLANNING COMMISSION OF THE CITY OF OVERLAND PARK, KANSAS:
That the Governing Body and Planning Commission of Overland Park, Kansas, on their own behalf and on behalf of all citizens of Overland Park, Kansas, for the purpose of providing an appropriate planning and design guide for review and action on development proposals for the K-150 Highway Corridor, do hereby adopt the "K-150 Corridor Design Guidelines," prepared and published by the City of Overland Park, dated February 24, 1992, a copy of which is attached to this Resolution and incorporated by reference into this Resolution. A copy of this Resolution with the attached guidelines shall be on file in the office of the City Clerk to be open to inspection and available to the public at all reasonable business hours.

FURTHER, the Governing Body and the Planning Commission of the City of Overland Park, Kansas, do hereby adopt the following provisions:
PROVISION NO. 1
The City Council and the Planning Commission of the City of Overland Park, Kansas, shall use the K-150 Corridor Design Guidelines as a planning and design guide when reviewing rezoning applications and final development plan applications and final development plan applications relative to the K-150 Corridor. The Planning Commission and the City Council's actions shall generally comply with the principles put forth in that document.
PROVISION NO. 2
In those cases where zoning has been granted or preliminary or final plans have been approved, any amendments to revisions thereto shall require application for revised preliminary or final plan approval. In so doing, the K-150 Corridor Design Guidelines shall be applied in their entirety and each facet of the revised plan shall be reviewed, and approved, in context to the intent and principles of the Guidelines.
ADOPTED by the Planning Commission of the City of Overland Park, Kansas, this 24th day of February, 1992.
