Lake Ridge HOA board meeting minutes

May 1, 2007

Attended by Evelyn Johnson, Jared Christensen, Kathy Skidmore, Chris Banford and Eric Peng

There are some pot holes that need fixing immediately. Evelyn will call to get that taken care of. In the mean time Chris will put an orange cone in the hole so no one hits it.

Condo doors need cleaning. We will give owners till the end of the month to clean them. If not clean they will be fined.

Do we need a posting board for messages for residents? Tabled for now.

There is a lot of junk on balconies. What action can be take?

We need a permanent garbage can by the mail boxes for junk mail. Evelyn will check into buying? We will need a concrete post to chain the garbage can to and need a concrete post and bollard by the light by the mail boxes. Someone hit the post and knocked it over and it had to be replaced. This will prevent that from occurring again.

The breezeways need to be power washed again. Will look into buying a power washer and then board members will use it to clean the breezeways or a student may be hired to use the power washer to clean the breezeways.

Scott Chesney has a satellite dish which is against the bylaws. He will be asked to have it removed by Thursday..

There is a red car parked in visitor parking for an extended length of time. Chris will put a note on the car warning of being towed if not moved.

We need a storage shed. Looking into the cost of a tuff shed and concrete pad.

There are some very tall weeds that need to be removed. Will talk with landscaper.

There haven’t been complaints about pigeons recently.

We will put flyers on condo doors reminding residents of the following:

Reminder to put garbage in the dumpsters

Doors need to be cleaned and best way to clean them

Reminder that satellite dishes are not allowed.

Some residents have reported cars being broken into. Is there enough lighting? Do we need surveillance cameras? Evelyn will check into the cost of cameras.

Do we need to post a speed limit sign or have a speed bump put in? What would it cost.

There have not been any complaints about our internet service recently.

Spiders are a problem in the far south building. Need to spray again. Evelyn will check into that?

Do we need to put numbers on the parking stall curb? Tabled until later.

We will have a meeting for all owners on Sat. Aug. 4 at Johnson Realty 183 S. State Orem to vote on issues. Will send out proxy papers in June.

We will meet again as a board on June 19th 7:00 p.m. at Evelyn Johnson’s home.
