Reporting to: Head of Facilities Management

Aim

  • Oversee and also, for minor projects, deliver all day to day maintenance activities in a safe and competent manner and in compliance with Health and Safety policies
  • Carry out general maintenance tasks to maintain and improve the appearance of Crisis buildings, services and equipment
  • Train volunteer maintenance staff to ensure adequate skills and health and safety competence for the tasks they are expected to carry out

  • Ensure maintenance activities are delivered with reference to available budget

Circumstances

  • Based in London covering two head office buildings but travel may be required to other centres throughout the UK
  • 35 hours per week
  • Early morning work will be required
  • A degree of flexibility is required in delivering the service; evening and weekend work may occasionally be required in order to maintain the centre which operates 7 days a week
  • ‘On call’ response to out of hours weekend emergencies on a rota basis
  • The role involves working with vulnerable adults and young people and so a satisfactory enhanced disclosure from the Disclosure and Barring Service is required

Salary

  • £28,750 per annum

Principle Accountabilities

Reactive & planned work

  • Action all requests for day-to-day maintenance activities, establishing priorities and ensuring a high standard of service is maintained
  • Provide professional and efficient responses to FM help desk requests
  • Ensure all regular maintenance activities (e.g. emergency lighting tests) are completed in a safe and efficient manner and within budget
  • Ensure that a daily early morning walk-round review of the buildings takes place, highlighting any major issues to the Head of FM
  • Action allocated works from Head of FM (or other members of the FM team), ensuring all works are prioritised and completed in the required time frame
  • Direct, assist and supervise contracted service staff on site when they attend site for planned or reactive maintenance visits. Ensure their work is carried out in a safe manner and that appropriate documentation (insurance, RAMS, permits to work etc) is in place
  • Prepare a plan of preventative (in house and external) and cyclical maintenance for the two head office sites within agreed financial limits
  • Act as ‘on call’ contact for out of hours emergency maintenance or security issues

Internal alterations / refurbishments / office moves

  • Prepare areas prior to any alterations by external contractors
  • Assist in planning and carrying out internal moves, as directed by the Head of FM, including movement of furniture, erection of partitioning and other fit out works
  • Ensure all works carried out in a safe and appropriate manner

Small Works

  • Carry out small works in areas such as plumbing, joinery, dry lining, minor electrical, and also maintain building systems and services
  • Ensure all works are carried out in a safe manner, highlighting any areas where potential danger may be present to the Head of FM
  • Ensure that all supplied tools and materials are used in a safe manner, in compliance with manufacturer’s instructions and industry standards and that RAMS are prepared
  • Manage all contractors / liaise with client departments and external parties as appropriate

Training

  • Undertake the training and supervision of volunteers (including Crisis clients) and any job-related training deemed necessary for the fulfilment of the role e.g. PAT testing

General

  • Actively encourage and support member involvement within Crisis
  • Develop and maintain an understanding of Crisis’ work and the needs and circumstances of homeless people
  • Comply with Crisis policies and procedures, including Health and Safety policies, for which all employees owe a duty of care both to themselves and others, in accordance with the Health and Safety at Work Act
  • Carry out any other duties that may reasonably be required in the light of the main purpose of the job

Person Specification

Essential

  1. A qualified,experienced, multi skilled technician capable of carrying out plumbing, carpentry and small works, including painting and decorating, tiling and repairs along with understanding of mechanical items
  2. Experience ofcarrying out general maintenance on similar sized buildings or comparable industry experience
  3. Ability to produce high quality workmanship
  4. Ability to communicate effectively with a wide range of people when responding to requests including providing professional and efficient responses to FM help desk requests
  5. Ability to work with conflicting demands, demonstrating good time management skills
  6. Capable of using Microsoft Office (Outlook, Word and Excel) efficiently
  7. Flexible in approachwith the ability to work safely, autonomously and as part of a team
  8. Ability to train and supervise to volunteers
  9. Willingness to travel to various Crisis sites, work occasional weekends or evenings and be‘on call’
  10. Hold a valid driving licence
  11. The physical nature of the role means the post-holder must have the ability to undertake manual handling tasks involving bending, lifting, carrying and pulling as well as operating electrical tools and some machinery. Equipment to support manual handling tasks will be made available where appropriate
  12. Knowledge of and ability to comply with safeguarding procedures

Desirable

  1. JIB qualified electrician or equivalent qualification
