Congratulations on the purchase of your home at Indian Creek Villas! On behalf of the Board of Directors, WE WELCOME YOU!
At the time of your purchase you were provided with copies of the Declaration of Covenants, Conditions & Restrictions, Bylaws, Articles of Incorporation, and the financial disclosure material currently required by the State of California for your community. These are commonly called the “legal governing documents” and they establish the Association, its structure and power, rules of operation, and rights and conditions in the use of the property. It is vital that you to read your governing documents carefully.
Available at your request are Architectural / Landscape Guidelines. Please complete an application for all the changes and/or additions that you may plan for home prior to beginning any work. Please submit the completed application to The Management Trust. The Board of Directors will adviseThe Management Trust to notify you of its decision within the required time line stated in your governing documents from the date of submission of your application.
Your 2017, current monthly assessment in the amount of $256.00 is due on the 1st day of each month. A late fee as per the collection policy is applicable if payment is not received by the 15th day of the month. A coupon bookletis available for your convenience in submitting your monthly assessment. Coupon booklets will be sent to each owner currently using checks to pay your monthly assessment amount. If you would prefer to have your monthly assessment deducted directly from your bank account, you may choose to fill out an automatic withdrawal form for that purpose. If you choose to use the automatic withdrawal method, completed forms must be received by the 15thof the month in order to ensure your assessment is deducted on the 1st of the following month. Please be sure to update the community association office of resident/emergency contact information form at your earliest convenience. Again, WELCOME to Indian Creek Villas.
