Roi Art Prize News

The 2015 Roi Art Prize Call for Entries is open. Artists who live, work, have a studio or exhibit in the City of Yarra are eligible to enter a major Work on Paper. Artworks could include drawings, limited edition prints and photographs, collage and paintings. The winning work will be acquired for $10,000 and form part of the Roi Apartments’ collection.

Entries close 5.00 pm Tuesday 1 September and the Roi Art Committee invites you to the announcement of the winner at an event in the Roi foyer 6.00 pm onWednesday 16 September. Dr Catherine Bell, the highly regarded artist and curator will again judge the prize. To requestthe Conditions of Entry and EntryForm, please r look out for the website currently under construction

Mailroom security

Many items have gone missing from the mailroom – please ensure you are home to accept deliveries of large items and parcels.

Parking

Thank you to those residents who have complied with the direction from the Owners’ Corporation that the visitors’ carpark is for visitors only. The residents who continue to ignore the notice, particularly those who have been parking in the disabled parks, will be pursued through the ‘Notice of Breach’ process that could involve a VCAT hearing.

Please also note that residents or visitors must not park illegally in front of the complex.

Carpark Storage areas

Please note that there must not be any items stored outside of or on the top of your unit's storage cage or anywhere within the car park allocated to your unit. Not only is this a breach of our Body Corporate Rules but in some cases where goods are placed on top of your storage unit, this could also potentially be a fire sprinkler impediment as well. Please arrange for these items to be removed and stored appropriately as soon as possible.

Bike Parking and Storage

North Fitzroy is a fantastic neighbourhood for cycling and the Roi Owners Corporation is conscious of the limited bike storage options currently available at Roi. A recent bicycle users’ study identified a need to improve storage options for regular commuters and visitors to safely and conveniently store bicycles.

We are developing a new bicycle storage area on the ground floor of Roi aimed at commuter cyclists. Registrations will be opening soon for this new commuter bike area.

As part of improvements to our cycling infrastructure, the Roi Owners Corporation will conduct an audit of bicycles with the aim of identifying abandoned bikes and are currently working on a bike registration process. Whilst there is no limit on the number of bikes per resident, bikes will need to be registered to be kept in one of our new bicycle storage facilities. Abandoned bikes will be removed and donated to the Asylum Seeker Resource Centre. The registration process allows us to maintain the convenience and safety of our bicycle storage facilities. If you have any feedback on a potential bicycle registration process, please contact the Body Corporate.

Residents who use their bicycles less than weekly are asked to use the storage spaces within the basement car park and to allow the storage facilities on the ground floor to be kept available for regular commuters with visitor parking continuing at the front of the building.

The Owners Corporation recently invited residents to purchase bicycle storage racks for installation onto walls adjacent to your carpark. We appreciate the cost of these may have been a limiting factor to uptake and have sourced alternative options for a reduced price of $12-$15 plus installation. If you are interested in purchasing one of these racks (pictured) for your carpark space please email and we can discuss installation with you.
The Owners Corporation is committed to developing a range of bicycle storage facilities for its residents and we will keep you informed of the different options as we progress with the building works.

Garden

The Owners Corporation is currently investigating opportunities to enhancethe gardens in our common space.Over the coming months you may notice some improvements to the gardensandBBQ area, including the addition ofedibles.Vegetable boxes, containing herbs,will beinstalled in the rooftop garden and BBQ area for communal resident use.If you are interested in contributing to the development and maintenance of the new productive growingspaces orhave anyideasor feedback on the improvements to the gardens at Roiplease email

Notice Boards and Website

The notice board for official notices about the complex is located opposite the lifts on the ground floor of the west wing. Please do not post notices here or on the timber at the entrance to the mailroom where you might cause damage.

There are notice boards near the lifts in B1 and B2 car parks where you are welcome to display notices on the pin boards. Many residents have reported instant responses and success from ‘For Sale’ notices posted here during the past year.

The Committee is also in the process of the creating a ‘Roi’ Website.

Fire Alarm Training & Evacuation Procedure Training

The Owners Corporation Committee have organised a training / information fire safety session for all residents of Roi Apartments.

The session is planned for:

Saturday 26 September 2015 at 10.30am

Venue – Entrance Foyer

The session is designed to answer all questions about which alarms mean what and what actions are required. Discussion will include fire plans, evacuation of building and assembly points.

Whilst there is no compulsion to attend, it is highly advisable to do so. Information gained will be invaluable to residents and owners in this class of building. As a minimum it may be of assistance in negating false alarms to the fire brigade, which can save call out costs of thousands of dollars.

Sharing our Space

We have all chosen to live in this community of almost 400 people because of its many benefits. However, it’s a shared space, and while the vast majority of residents respect each other’s comfort, it’s necessary to remember there are some Rules to protect us all. Generally, it’s just common sense, but in the document you will find detailed advice about all day to day matters. The Welcome to Roi Apartments Booklet is being updated and will be distributed to owners and residents within the next month.

Balconies

Any alterations or installations of fly screens, blinds, kennels, air conditioning units etc. require written Owners Corporation approval. Should you wish to make any changes or renovations to your balcony, please ensure you discuss this with ACE Body Corporate Management (9699 2299 or ) before investing any time or energy in your project.

Many of you will have noticed how our complex is becoming unattractive through inappropriate storage of items on the balconies – some of these items are also fire hazards.

Washing, brooms, mops and other similar items, bikes, motor bikes, scooters, large items of furniture and boxes are not allowed to be stored on balconies under any circumstances. Additionally no cane, grass or flammable items are to be stored or used to block out glass panels on balconies.

Gas and Electricity

Many of us received confusing letters from Origin Energy earlier in the year. Please note that

  • the hot water systems are solar assisted and gas usage (for cooking) is paid through your body corporate fees or rent, so there is no need to arrange connection or disconnection
  • the electricity supply to the building is Eco conscience and an Embedded Network has been installed which provides for all the power to the site being bought in bulk and individually metered on site through WINenergy. All residents are required to have this company as their supplier.
