HVAC PREVENTATIVE MAINTENANCE TECHNICIAN

Purpose

To perform, conduct, complete thorough preventative maintenance on all heating, ventilation and air conditioning systems and equipment throughout the facilities owned by Duplin County Schools. General duties include inspection, testing, cleaning and minor repair and /or adjustment of all types of HVAC equipment.

ESSENTIAL FUNCTIONS

  • Routine evaporator and condensing coil cleaning on equipment
  • change filters and maintain and treat condensate pans.
  • Conduct visual and auditory inspections of equipment to assess function, including contractor pitting inspections, ampere monitoring and voltage inspections, equipment and bearing temperature inspections, pulley inspections, shaft end-play and shaft deflection inspections, etc.
  • Perform standard preventative maintenance tasks of various pieces of equipment in accordance with manufacturer’s standards, including filter changes, lubrication of bearings and related, inspect/tighten electrical connections, checking refrigerant pressures on all equipment.
  • Identify, evaluate and make recommendations related to equipment condition in order to prevent and/or minimize equipment failures and down time.
  • Complete preventative maintenance forms as provided and prepare reports.
  • Assist on special projects as may be identified by the Director of Maintenance.
  • Additional Duties as assigned by the Director of Maintenance.

Knowledge, Skills and/or Abilities Required

Knowledge of and experience with Preventative Maintenance programs.

Air conditioning theory, pipe fitting, and mechanical layouts

Roof top air handlers with chilled water coils, and direct expansion or mechanical cooling

Mini split cooling systems, mini split heat pumps

Chilled water and hot water coils with DDS

Chilled and hot water pump and motors

Function highly independently with minimal direct supervision

Understand and follow oral and written instructions

Continually enforce highest standards on work performed

Maintain security and accountability on access of equipment and facilities

Comply with all applicable health and safety regulations, policies and established work practices

IE. Lock out tag out, fall arrest harness

Minimum Job Requirements

Equivalent to the completion of the 12th grade, plus at least 2-5 years supplemental experience or education in HVAC; CFC Type 1 and Type II certification or universal certification.

HVAC hand tools and test equipment.

Valid N.C. Driver’s License with no major traffic violations or suspensions in the previous 5 years.
