a.2756 Overlook/Hendl – revise house paint colors

b.5070 Staghorn/Maria – update front yard

c.4215 Rose Arbor/Pfann – front and back yard improvements conditioned upon Village approval

e.3020 Overlook/Fitzgerald – change color of house

  1. New projects:
  1. 2913 Carlingford/Landrito – replace front lawn (approved 3-0)

This is the third attempt at approval. A minimum of 5 gallon plants will be used, and they will be surrounded by bark. Stepping stones have also been added to the plan. The committee felt this was acceptable.

  1. 6588 Deerfield/Parangan- install concrete patio and sidewalk (approved 3-0).

Mr. Parangan would like to cement his backyard. As per the plans, he has left approximately 2ft wide planting areas around the backyard. The plans have already been approved by The Summit HOA.

C. 1544 Landmark/DiMaggio – add dry creek bed to front(approved 3-0).

The DiMaggios added a dry creek bed in their front yard without approval. The committee members felt that it was consistent with what houses in the neighbourhood have done and that it does not stand out.

D. 4048 Nottingham Court/Plagman – house paint (approved 3-0).

The Plagmans want to paint the front door and the wood siding on the top half of their house, along with the trims. Their paint colors (Balanced Beige, Connected Gray, Smokehouse and Red) have already been approved by The Villages.

E. 6584 Deerfield/Ryan – paint house (approved 3-0 - conditionally)

The applicant is proposing painting the house a shade of yellow. The committee members will be matching their vote to that of The Summit’s HOA.

F. 2339 Broadleigh/Lastrella – add outdoor kitchen, bathroom and water tanks (approved 3-0)

The Lastrellas will be building an enclosed kitchen in place of the existing gazebo, and a bathroom under the existing porch. The existing roofs will greatly simplify the building process by limiting structural work and concerns. The water tanks will be black and surrounded by lattices and plants. All windows as well as portions of the wall on the south side of the house will be replaced due to leaks. They will be replaced in like kind. Due to the location of the house, nothing will be visible or obtrusive to the rest of the neighborhood.

G. 2747 Olivewood/Ami Gan - 980 sf addition (approved 3-0 - conditionally)

The proposed 980 s.f. will include a bathroom, 2 rooms, and an open area. Exterior plans work well with what is already in the neighborhood. The extension will be into the backyard but it is unclear how much of the yard will remain after the addition and what the landscaping will look like. The addition is approved conditional upon providing plans for the landscaping.

Artificial Lawns – Will be approved within certain guidelines still to be developed and no application fee will be required if it is only replacing a natural lawn.

Solar Fees – No fees are taken for solar applications.

Clothesline Fees – No fees are taken for clothesline applications. Previous guidelines have been for it to not be visible. Future applications will be treated on a by case basis.

Sowell – House will be fined starting 30 days after the sent date of the letter for noncompliance to the approved plans and not adhering to Hiddenbrooke guidelines.

11. Discussion items:

  1. Fence stains: Will table the issue to a meeting with Chris Brittle present.
  2. Artificial turf: Please see above.
  3. 2016 HARC Meeting Dates: Will continue meeting on the second Wednesday of every month at 7pm.

12. Future Meetings: The next meeting is scheduled for Wednesday, November 11, 2015 at 7:00pm.
