STALL RENTAL & FEES

·  Monthly Stall rental of $200.00 is to be paid in advance on or before the first of the month.

·  Stall Rental is nonrefundable – unless per agreement with management. Initial

·  A 10% discount will be given for payments received prior to the first of the month.

·  A $50 late payment penalty will be assessed for payments received after the 10th of the month. Finance charge of 1.5% per month will be added to all overdue accounts. Initial ____

·  Failure to pay rent on time may result in additional collection fees,

·  A security deposits of $25 per stall is required along with first months rent and will be refunded if stall(s) is stripped and left in good order on the day the stall is vacated.

·  Tenants must put horse(s) in assigned stalls. No changing of stalls without management approval.

·  Stall cards required on all horses.

·  You must obtain permission from management (Rich, MaryAnn, Jose, or Lezlie) to bring in any additional horse(s) or day use non stalled horse(s) on the property. Required fees must be paid in advance for day use horses and new tenants.

·  Unsafe horses or unsafe practices by horse handlers as determined by management may be asked to vacate. STALLS FOR STALLIONS MUST BE PREAPPROVED BY MANAGEMENT. Initial ______

HORSE CARE REQUIREMENTS

·  Tenant is required to supply feed, bedding, buckets, walker ties, stall guards, snaps and any other stall items. No additions to stalls, feed rooms or tack rooms including putting up hay racks or feeders, changes to lighting, etc can be made without approval of management. NO EXCEPTIONS! Initial _____

·  Stalls MUST be cleaned daily and contain at minimum of 2 inches of clean bedding. Any bedding other than pelletized wood products must be approved by management before use. Failure to clean stall or supply proper bedding may result in additional charges. Initial

·  Manure must be emptied in designated areas only and be pushed out as far as possible. ONLY MANURE, hay AND BEDDING goes on the manure pile - NO STRINGS, paper, plastic, wood, cans, or garbage of any kind is permitted.

·  Horses MUST be fed and watered a MINIMUM of twice daily. If you are unable to come to the barn twice a day please make arrangements with someone else or management to provide this service. Initial ______

·  Horses Must be exercised on a regular basis. Heritage Farm does not provide Pasture Turnout.

Horses may be turned out in only in designated areas but OWNER/AGENT must be on premise while horse is turned out. Horses limited to one hour turnout in outside paddock and ½ hour in Arena or Round pen when others are waiting.

RIDERS and PERSONS DOING GROUNDWORK HAVE PRIORITY AT ALL TIMES FOR OUTSIDE & COVERED ARENA & ROUND PEN. Initial ______

·  Should the horse become sick or injured, Management shall phone Renter/agent or emergency contact immediately upon becoming aware of the situation. If the Renter/agent or emergency contact be unavailable, Management has the authority to secure emergency veterinary and/or farrier care should they feel the life of the horse is in jeopardy. Management is authorized as Renter’s agent to arrange billing to the Renter and the Renter is responsible to pay all costs relating to this care.

·  Tied horses may not be left unattended. Tying Horses to arena wall is not permitted.

·  To avoid a horse getting hung up by its halter, it is suggested that halters be removed while horse is in stall or turnout areas. However, halters must be readily available next to stall for emergency purposes. Any halters worn in stalls, paddocks, or pastures must be approved breakaway halters.

·  LOCKS ON OCCUPIED STALLS IS NOT ALLOWED. Upon discovery, any locks on occupied stalls will be immediately cut by management. Initial ______

Heritage Farm will not tolerate and may report any neglect or abuse of animals as defined in Washington State RCW 16.52 Prevention of Animal Cruelty. Any violation of RCW 16.52 is grounds for immediate eviction and forfeiture of any refund of prepaid stall rent or security deposit.

EXPECTATIONS FOR MAINTENANCE OF STABLE AREA

Tenants are responsible for:

·  keeping their stall areas, shed row (aisles way), clean from debris and manure

·  Keeping Feed, and tack rooms clean and storing grain and supplements in rodent free containers. No items other than those required for horse care may be stored in tack or feed areas.

·  CLEANING UP AFTER YOUR HORSE – Any paved surface, anywhere in immediate barn area or driveways etc. This includes but is not limited to cleaning up manure where your horse is tied, when you are riding in barn area, or when you load or unload a horse in the barn area.

·  CLEANING UP AFTER YOUR FARRIER OR HAY DELIVERY PERSON

·  Cost of repairing damage caused by your horse to fences, walls, etc – other than normal wear and tear. ANY DAMAGE TO STALLS, WASHRACK, FENCING, WIRING Etc MUST BE IMMEDIATELY REPORTED TO MANAGEMENT or their representative.

·  Disposing of garbage in designated receptacles. Any Needles are to be disposed of by your veterinarian or placed in the red “sharps” container by the hose in the main barn.

·  Water buckets are to be emptied outside – Not in stalls, aisle ways, shedrows or in drains. Clean water only in drains please – they get clogged very easily.

·  TURN OFF ALL LIGHTS WHEN NOT IN USE. This means even if you did not turn them on!

GENERAL RULES AND EXPECTATIONS

Guests interested in the horses and activities are welcome when accompanied by a boarder and all guests participating in horse activities must sign a release form and minors must have release forms signed by both parents.

Although Heritage Farm welcomes guests and children interested in horses and farm activities, management reserves the right to limit the number per tenant. Large groups socializing around the barn area may not be permitted and may be asked to disperse. Any activities such as Barbeques, picnics, large groups must be preapproved by management. Fees may apply.

No children under 15 are allowed on barn premises without immediate adult supervision. Children must stay in the vicinity of their parents at all times and are prohibited from climbing in the loft area, running in the aisle ways, or entering pasture area. NO BICYCLES, SKOOTERS, OR SKATEBOARDS ARE ALLOWED IN THE BARN AREA WHEN HORSES ARE PRESENT.

The safety of children is a high priority to management – unsafe behavior will not be tolerated.

All riders under the age of 18 must wear an approved safety helmet while mounted.

NO PARKING VEHICLES INSIDE GATE AREA UNLESS LOADING OR UNLOADING. Vehicles must not remain inside barn when loading/unloading is completed. CLOSE ALL GATES UPON ARRIVAL and DEPARTURE. GATES TO REMAIN CLOSED AT ALL TIMES.

No smoking within 25’ feet of any building on the property. Please dispose of your cigarette butts in garbage reciprocals!

NO ALCOHOL PERMITTED ON PREMISE

NO WASHING OF VEHICLES OR TRAILERS ON THE PREMISE.

Code of Conduct

1. I agree to conduct myself in a professional, responsible and safe manner at all times when using Heritage Farm facilities.

2. I agree to maintain a demeanor of courtesy and respect when interacting with other patrons, Heritage Farm staff and visitors.

3. I agree to respect the property and horses of Heritage Farm and other tenants and will not borrow, take or use feed, tack or equipment without prior permission.

4. I agree to immediately report to management any damage to farm property whether I was at fault, witness or not.

5. I understand all participants deserve a comfortable barn environment, and I agree to refrain from behaviors that may make other participants uncomfortable (i.e. rudeness, screaming, and excess stereo volume).

6. I have read, understand and commit that I will follow the rules and expectations outlined in the Heritage Stable Rules.

I, ______, have fully read and understand the Heritage Farm Code of Conduct. I agree to comply with these rules and responsibilities. I understand that if I choose to violate these basic expectations of professional behavior, I may be asked to removal of my horse and myself from the program with minimal notice.
