The proposed rear extension is unacceptably large, has excessive rearward projection, is out of scale and character with the original building and unacceptably affects the adjoining property of No. 34 Sun Lane. The two storey extension also intrudes into the 45 degree visibility zone of No. 34 Sun Lane. Policies 72 (i), (v) and (ix)a) of the District Plan refer. SADC: Refuse. The proposed two storey side and rear extension, by reason of its depth, height, scale, bulk, orientation, and proximity to the party boundary with number 34 Sun Lane, would lead to an overbearing impact and a significant loss of natural daylight currently enjoyed by the occupants of that neighbouring property, to the detriment of their residential amenity. The proposed set of side patio doors on the proposed two storey rear extension would enable clear views into and out from the new kitchen area of the subject property, to the detriment of the privacy currently enjoyed by the occupants of numbers 5 and 7 Pigeonwick, and lead to poor levels of privacy for the occupants of the development. The proposed development is therefore contrary to Policy 72 (Extensions in Residential Areas) of the St Albans District Local Plan Review, 1994.
