“Mr. and Mrs. Seller, I know you have met with a couple other agents, and I am sure they will do a wonderful job of marketing your property locally. BUT, did you know that 1 out of every 12 properties sold in the US is an international transaction? Well, I am a KW Global Property Specialist and (if applicable) I also have my CIPS designation (that’s Certified International Property Specialist), which means that I am able to market your property locally AND globally. I have a network of over 600,000 agents in over 100 countries, and I can translate your property’s information into 19 different languages. Additionally, I am going to market your property on over 80TOPinternational websites throughout the world (the Zillows and Trulias of different countries), and in theNATIVElanguage.This means I am able to market your property to the most amount of buyers possible, which means I will be able to sell your property for the highest price in the shortest amount of time.

PRO TIP:

To enhance this script and your listing presentation, bring translated copies of the listing in multiple languages. This entire process can be done on Proxio.

First, enter the listing as inactive in Proxio (My Properties -> Add Listing). Then, click on “Translate a Listing” -> Click the REF No. that you want to translate -> Select language -> Print.

Due to technological limitations, the free description will not be translated; however, all the essential information like the bedrooms, bathrooms, size, price and other fields are translated.

Click here to learn how to add a 2nd description in a different language to your listing. This is great to do if you want to include a description of the listing in another language that you speak.

This is one of the most influential ways to market your global reach to your next sellers, so use it well and often!

I am also a Global Property Specialist and (if applicable) I have my CIPS designation (that’s Certified International Property Specialist). As a CIPS designee, I have the education and training to carry out an international transaction and work with agents from different countries with confidence and competence. Should I come across any issues in the process, I know how to find the answer through the CIPS network and resources available to me.

PRO TIP:

To quickly grow your international referral network,we suggest connecting with other agents/agencies from countries that represent the largest group of immigrants to your state. This information is available through NAR’s State-by-State International Business Reports. Find Table 8. Immigration by Origination Region and Country to analyze the stats for your state. Once you have this information, go to your Proxio account and start networking:

  1. Click “Find an INTL Agent” under agent tools
  2. Set Geography/Language search to desired fields and press Green arrow button to search
  3. On results, press house icon TWICE to sort results based on agents with the most listings
  4. Click first agent’s name, press invite, edit message if desired, and click send.
  5. Click “Agents” under “How it works” tab to get back to search results
  6. Click house button twice to sort again on number of listings
  7. Click next agent and repeat invite process.

We suggest taking advantage of sending a customized invitation to the agents that you wish to connect with on Proxio. Here is a template that you could use to introduce yourself and begin a conversation about securing business with your connection.

“Hello <other agent’s name>. My name is <your name>, and I am a Keller Williams Global Property Specialist in <your location>. Did you know that the <country/culture> community is one of the largest minority groups in <your location>? I want to work with you to ensure that I can help clients from your country find the home of their dreams in the US. Likewise, if I have any buyers that are looking to purchase property in <their location>, I would like to connect them with you.”

It’s important to share with your past clients and other networks that you have decided to become a KW Global Property Specialist! Within a week of registering with KW GPS, you should send an email to your network/share on your social media platforms a message like this.

“Exciting news, I am now a KW Global Property Specialist! This means that I am able to market properties to over 600,000 international agents, translate properties in 19 different languages, and syndicate my listings to over 80 top international websites throughout the world in the NATIVE language!

Wish me luck as I study to get my Certified International Property Specialist (CIPS) designation and globalize my business. Please let me know how I can help you with your local or international real estate needs!”

You might come across the opportunity to share your knowledge about the KW GPS program to a fellow KW associate in need of an international marketing suite, an agent from a different brokerage that is unsatisfied with their company’s global marketing efforts, or someone who is eager to win more business. Here are some scripts you could use in these situations.

NAR creates an annual Profile of International Home Buying Activity:

  • 1 in 12 homes sold in the United States is an internationaltransaction.
  • The total sales volume to international clients has been estimated atapproximately $92.2 billion – a 35 percent increase from the previousperiod’s level of $68.2 billion.
  • International transactions are not just happening in big citiesanymore. In fact, 50 percent of them take place in suburban areas.
  • International buyers tend to pay cash and their price point onaverage is $125,000 higher.

How are you marketing your listings to a wider audience?

Putting your listings on another site in the United States probably won’treach a new audience. However, marketing yourself and your businessglobally will reach a new and larger audience.

Do you know about tools such as Proxio and ListHub Global?

  • Proxio serves as an international MLS and as a global real estate network of over half a million agents (think of it as a LinkedIn for international agents). Proxio allows you to market these listings in 19 different languages in over 100 countries.
  • ListHub Global takes your listings from the KWLS and automatically syndicates them to 86 of the top international Websites all around the world, including sites in China, the UK, India, Mexico, and more. GPS members were the first in the industry to be provided with this tool. These sites allow international buyers around the world to see U.S. properties on sites that they are familiar with and in their native language.
  • GPS members receive a Proxio Premium account, and their listings are automatically syndicated to ListHub Global.

What training have you done to handle international transactions?

Do you know someone who might be a good candidate or connector for opening KW in another country? To help you share the KW story, we thought it would be helpful to summarize the next steps.

If you have Candidates or Connectors in a NEW region, we’re looking for candidates who fit the following criteria:

  • They know the real estate market and the major players
  • They are a successful entrepreneur with a track record of success

  • They can attract and build a dynamic Core Group
  • They live in the target country full-time

Once you’ve found someone that you think is a fit, build the relationship:

  1. Add them to your database and be purposeful about building the relationship through touches over time.
  1. Use the material (Found here.) and script below to begin the dialogue about KW, and then have regular touches over time.
  1. If during the process you discover that the person you’re talking with isn’t a match, remember to ask them: “Who do you know that might be the right person for this opportunity?”

You won’t be able to answer every single question, and that’s okay; that’s the time to refer them to KW Worldwide.

And finally, remember that no one can force them to name you, or anyone, as their sponsor—it’s all about the relationship. If you’re doubtful about whether or not they are a fit – or if the time is right – keep building the relationship.
