Open Meeting
Resident asked about the status of the sprinkler system – had not noticed it working at 3503 – Dan Rapp replied that the system is now on-line – starts on Yardley Ct. at 10 p.m. then moves down every 15 minutes till finished on Lennox View.
Couple of trees looking bad on Yardley Ct.
Dan Rapp stated that tomorrow there is an auditorium meeting about issues in the area, the dentist office will be discussed
Several units are being used for weekend rentals – this action is not allowed by the deed and rules and regulations
Dryer vent cleaning is ongoing – some vents not connected in attics – 55 units completed
8415 – carpet badly worn at top of steps – resident in #206 mentioned a missing sprinkler cover
3503, 8508, and 8506 – residents mentioned their stairs squeaking loudly – Dan Rapp will look into this
3900 – need more stepping stones by dumpster
Resident mentioned dead grassy areas around much by trees – problems will be taken care of in the fall
Resident mentioned units with towels hanging over balcony railing – 3905 and building closest to gas station – need to put in newsletter
Closed Meeting
Social committee report –handed out schedule for upcoming events, do have guard for movie night at the pool
Brinton Unroe answered questions about window replacement – the total number completed, adjustments needed to the trim – the company has been paid for 20% of the work and the rest will be paid upon completion and inspection
8502 & 8506 – residents say there is moisture in the windows and several screws missing – Dan Rapp will take a look at the problems
Finance Report – Denise Waddle provided that financial reports, demand letter sent to Clements (also have a lien on the unit)
Minutes – June minutes were approved by the board
Fees – Bradford Unroe wanted to make sure that the board is doing everything they can to collect late fees and assessments – fines are automatically sent out for late or missing payments
Irrigation – completed – Dan Rapp to look into reports that water still not reaching the beds
Painting project – Dan Rapp gave an overview of where we stand
Money market funds – Mary Ann Pruden gave an overview of several bank interest rates – most around 1% for CD’s
Carpet cleaning – starting today
Leasing records audit – 37 non-owner units – 34 renting – want landlords to provide us information on renting units
8411 – Has a grill – letter sent – also has hummingbird feeder – said will remove grill
3507 #104 – carpet removed from patio, glued down
Landscaping – Greenscapes contract up this year – dead limbs in trees – residents complaining
Maintenance Report
Replacing light bulbs in hallway light fixtures at 8502, 8402 and 3801
Checked wet damaged kitchen ceiling at 8408 Ambrosse #104, went upstairs to unit #208, found that dishwasher was leaking
Replacing light bulbs in hallway light fixtures at 3909, 3903, 3803
Checked leaking window a 8417 Ambrosse #205, went upstairs to unit #309, found and sealed up holes in window track of unit #309
Ground broken chain off lock, welded new bigger chain to lock and installed chain and lock back on tennis court gate
Picked up toilet sitting outside of dumpster at 3907 Yardley and put it inside dumpster
Cleaned out gutters and unclogged down spouts on back of 3907 Yardley
Replaced bad photo cell on back of building 3501 Lennox View so outside lights won’t stay on all the time
Sealed up holes in bedroom window track at 8415 #207 so rain would not leak into unit 207 and 103
Replaced all smoke alarms in hallways at 8510 Ambrosse
Replacing light bulbs in hallway light fixtures at 8404, 8415, 8417, 8500, 3507
Replaced batteries in 2 emergency lights in hallways at 3507 Lennox View
Repaired and painted bedroom closet wall at 8411 Ambrosse unit#104 from outside spicket leak
Checked all electrical outlets on back of clubhouse around pool for cookout
Replacing bad light bulbs in clubhouse hallway
Replacing light bulb in outside light fixture on back of 8400 Ambrosse
Cleaned out dryer vent pipe and installed new exhaust vent covers at 8510 Ambrosse
Adjusted hinges and latch plate on jamb of back door at 8506 Ambrosse – tightened jamb to studs so door would close and lock
Took apart door knob on door from exercise room to hallway in clubhouse – reconnected latch bolt to door knob so door will open
Checked leak at 3801 Yardley #101 – found drain pan in furnace rusting away and leaking down wall under furnace – shut off A/C – owner is responsible for repairs
Replacing light bulbs in hallway light fixtures at 8411 Ambrosse and 3911 Yardley
Replaced carpet on step that had a hole in it at 8415 Ambrosse
Collected trash from pool area garbage cans – put trash in dumpster
Cut up big boxes left outside of dumpster at 3801 Yardley and put them in dumpster
Adjusted door closer on entry door at 8408 Ambrosse so it doesn’t slam shut but sill latches
Replacing light bulbs in hallway light fixtures at 8401, 8417, 3501, 3505
Checked emergency lights in all hallways at every building - picked up 30 batteries from S&J Lighting and replaced batteries in emergency lights
Replaced emergency light fixtures at 3507 Lennox View and 3803 Yardley
Replaced old garage hallway light fixtures with new LED fixtures at 8401 and 8417 Ambrosse – touched up paint on ceiling
Picked up storage box from Home Depot – Assembled storage box and put it out on pool deck
