3* MAINTENANCE GAS CONTRACT 2014-2015
GAS HEATING SYSTEMS – CARILLION PLC
The service shall be carried out in compliance with the Gas Safety (Installation & Use) Regulations 1998, or subsequent revisions, together with the Approved Code of Practice and Guidance. All work shall be in accordance with the relevant British Standard, including all new or revised standards.
The following instructions are for guidance only these instructions will be superseded by manufacturers written instructions at all times
The service shall include but shall not be limited to the following list.
AGAS BOILER UNIT
The Service Engineer shall:-
1.Inspect boiler visually for signs of unsatisfactory operation.
2.Visually inspect flue and check flue is adequately connected to boiler flue hood (C/F Models).
3.Remove, clean and inspect main burner and lint guard.
4.Remove, clean and inspect main burner injector.
5.Clean and inspect pilot burner assembly including injector, thermocouple, ignition electrode and lead.
6.Expose boiler flueways, remove baffle plates where fitted, clean flueways and heat exchanger and visually inspect.
7.Remove all debris from combustion chamber compartment.
8.Inspect boiler compartment pipework for signs of leakage. Ensure pipework is adequately protected against corrosion.
9.Re-assemble all items previously removed, re-establishing pilot burner and check for correct impingement of thermocouple head and main burner (adjust if found necessary).
10.Using manometer check main burner pressure setting conforms to appliance manufacturers data, also check gas consumption using gas meter test dial, adjust setting if found necessary and record.
11.Test gas valve flame failure device for correct operation.
12.Test operation of boiler ignition system.
13.Inspect main burner and pilot burner flame picture for signs of unsatisfactory operation.
14.Test boiler thermostat for correct operation and calibration.
15.Check draught diverter is securely fixed, serviceable and not obstructed (CF models only).
16.Test boiler under operating conditions for fume spillage, ensure test is carried out both with and without extractor fan fitted.
17.Check combustion product ratio and record (CF models only).
BSYSTEM
The Service Engineer shall:-
1.Power SupplyInspect power supply serving the central heating system and ensure a properly rated fuse is fitted to power supply plug top or spur unit (change to 3 amp if not already fitted).
2.PumpCheck operation including termination of electrical cable serving same.
3.Automatic ControlsCheck operation of programmer, control thermostats, room thermostats, motorised valves, cables and fuses. Reset controls to tenant's requirements (heating and hot water).
4.Expansion Tank/Inspect and check ball valve for correct operation,
Spartan Vessel/inspect and check ball float is not punctured and is set to give correct water level.
Sealed SystemsInspect and check proper tank lid and insulation jacket are correctly fitted. Check stopcock for leaks (tighten and repair glands as necessary). Inspect and check overflow is connected and adequately secured.
Inspect Spartan tank vessel visually for signs for water leaks, check it is secure and pipework suitably graded. Check automatic air vent and ensure bleed screw is left in OPEN position.
On sealed systems check that the system is full and pressurised in accordance with the boiler manufacturer's recommendations including checking the water level of the top up vessel where fitted. Where filling loops are incorporated check they conform to the current Local Regional Council Authority Water Byelaws.
5.Hot Water CylinderCheck DHW cylinder for leaks and secure insulating jacket or casing.
6.RadiatorsCheck circulation, fixings, for leaks and air as required.
7.ValvesCheck operation of radiator valves, mechanical thermostatic control valves, motorised valves, isolating valves, tighten and repack glands as necessary.
8.Drain CockCheck for soundness and leaks and correct as necessary.
9.Pipework &Check pipework where visible for leaks, loose fixings
Insulationand insecure insulation and correct as necessary.
10.Fan UnitRemove fan assembly, clean and inspect, paying particular attention to impeller, motor and mountings. Inspect appliance internal and external wiring. Inspect and confirm return air path is adequate. Remove filter assembly, clean, inspect and refit. Inspect and clean water to air heat exchanger, check for leaks and air as required.
CCOMPARTMENTS
The Service Engineer shall:-
Confirm if the boiler is located in a compartment. If it is ensure adequate high and low level ventilation for cooling of the compartment is provided and is of adequate free area – contractor must refer to the manufacturers instruction manual, with regards to compartment ventilation, at all times.
Confirm if a compartment "Warning Notice" is presently fitted advising the tenant NOT to store materials in the boiler compartment. If "Warning Notice" is not fitted, fit during service visit.
DThe Service Engineer shall report the results of any unsatisfactory inspection or checks to the Client via the CP12 form and/or Warning Notice.
ESMOKE & CARBON MONOXIDE DETECTORS
The Service Engineer shall:-
Note the results of the inspection/check of the smoke and Carbon Monoxide detectors – where fitted – on the Landlord’s Gas Safety Certificate CP12 form.
The Service Engineer shall carry out the following (to each appliance) where smoke and/or Carbon Monoxide detectors are fitted: -
- Visually inspect detector for defects and ensure it is wired correctly (where hard-wired).
- Remove cover of detector, wash/clean, dry and refit (in accordance with manufacturer’s printed instructions)
- Test correct operation of detector

Please note if you need to replace your smoke or carbon monoxide detectors there will be an additional charge.
