COURSE: Arch31452 ARCHITECTURAL STUDIO 5
Assignment 1: Analysis and Organization (5%)
Your mission is to select one of the 31 development sites from the map below and develop the property as a mid-rise mixed use urban infill project respecting the development and street framework of the Mississauga planning deptment. Your development will contain a retail floor at grade, an office floor at the second level 4 residential floors of public housing above that, capped off with a mechanical penthouse. Other features will be roof top gardens, 3 levels of below grade parking, outdoor public space, sustainable design concepts as outlined in the Leed for new construction Green Building rating system. The public housing component will conform to the Region of Peel affordable Housing guidelines.

1.0 Design Concept(written and schematic sketch)
State the objectives (social, environmental, civic) are you trying to achieve.
State your architectural intentions (physical, social, symbolic)
Discuss your generating idea include a schematic diagram of your idea.
2.0Develop a building program.
Indicate the area and number of commercial retail units and propose uses
Indicate the number of commercial office units and areas
this time just a schedule of areas for each 1,2,3 bedroom units)
Select one of the 4 Region of Peel Public housing Options
A)Not for profit housing (market rate)
B)Rent geared to income (subsidized 30% of monthly family income) 21 year waiting list
C)Seniors (65+) 3-7 year wait list
D)Co-operatives: managed by members
Indicate the type number and size of the residential units (plans not required at this time)
3.0 Site Analysis
Visit your assigned development site and take a photo of yourself with the site in the background.
Prepare a site analysis drawingrespecting the development framework and street framework as outlined in the Mississauga planning document mississauga Downtown 21 Master Plan
Site Analysis Drawings should include the following:
Property lines and site area build to lines, R.O.W.,Streets, sidewalks, landscape areas, surface parking, parking ramp access, adjacent buildings, outdoor space at 10-15% of site area, proposed entrance locations (D, E, Res’l), proposed public transit, parks, street types (A,B,U), adjacent buildings, include photos of important features and neighbouring buildings
4.0 Schematic Building Section
Prepare a schematic building section showing the proposed uses and massing of the building…show assemblies as solids for now…show roof gardens, streetwall, setbacks, underground parking.
5.0 Massing Model
Prepare a basic massing model of your proposed building showing the site, proposedopen spaces and the building mass required to meet your program…windows and materials are not required at this time
