FACILITY MAINTENANCEMANAGER

The Ounalashka Corporation is actively recruiting a Facility & Maintenance Manager to support and direct the ongoing facility and maintenance operations of existing properties and new projects as they come on line. The Ounalashka Corporation is located on the Aleutian Islands in Unalaska, Alaska and the individual filling this position is required to live here full time. The incumbent of this position is responsible for proper and efficient maintenance of all OC owned assets. The person filling this position will always lead by example and demonstrate respect while complying with the principles, culture, policies and the direction of the Corporation.

Essential Functions

Facility Stewardship

  • Catalog all as-built drawings and specifications for OC owned assets
  • Identify current and future maintenance requirements for all OC owned assets and lands.
  • Develop capital needs and replacement plans for each property and update as necessary.
  • Conduct inspections of each property, prepare report of findings and implement action plan
  • Develop, implement and track Capital budget and approved projects.
  • Develop and implement cost savings plan for streamlining maintenance repairs.
  • Create and implement safety plans and safety training for maintenance and security personnel.
  • Prepare summary reports and analyses of assets on a regular basis.
  • Oversee the Administrative functions for all facility and maintenance responsibilities.

Maintenance Activities

  • Negotiate, oversee and maintain vendor contracts; develop preferred vendor lists and implement cost effectively. Write scope of work, prepare and manage bid process and manage all contract work.
  • Develop and implement procedures for preventive maintenance of OC owned properties.
  • Purchase tools and supplies and implement inventory management system.
  • Oversee the maintenance and repair of all existing corporate assets including tools and workshop areas.
  • Prepare work orders and prioritizes tasks for the maintenance crew.
  • Ensure warranty of equipment and systems installed in facilities.
  • Respond to after-hours emergency calls when necessary.

Supervision

  • Supervises allmaintenance staff including work prioritization, hiring, evaluating, coaching, and disciplining subordinates in accordance to the Corporation policies.
  • Develop and manage training and development plans of staff.
  • Engage in professional development that aids in improved company efficiency.
  • Assign work, supervise, and inspect the work of the maintenance crew; ensure that the shop supplies, tools, and equipment are properly accounted and documented.
  • Promote the image of the Corporation and maintain confidentiality, including, without limitation, executing, delivering and performing Corporation’s Standard Confidentiality Agreement.

Knowledge and Skills

  • Considerable knowledge of residential and commercial buildings and systems, code compliance including maintenance andsafety requirements.
  • Knowledge of construction practices and principles and building codes, laws and regulation for the Unalaska area.
  • Great attention to detail and ability to keep records and prepare reports.
  • Computer proficiency utilizing Microsoft Word, Excel and Outlook
  • Ability to operate hand tools, power tools and equipment in a safe and proper manner.
  • Ability to establish and maintainan effective working relationship with other employees, customers, vendors, contractors and shareholders while demonstrating effective written and verbal skills.
  • Ability to provide quality customer servicewhile multi-taskingmany projects.
  • Must possess or obtain avalid Alaska Driver’s License before starting work and posses and/or maintain a good driving record.

Experience and Education

Minimum educationHigh School Diploma; Sufficient education, training, and/or work experience to demonstrate the following knowledge, skills, and abilities, which would typically be acquired through:

  • 5 Years of increased responsibility in building maintenance management
  • 2 years of supervisory experience in leading work or supervision of maintenance and/or construction projects and crews
  • Maintenance and/or construction background preferred

Vacation: 1-2 years of employment = 120 Hours 3-5 years of employment =168 hours

OC is the major land owner in Unalaska, also known as the #1 fishing port in the nation in volume and value for about the past ten years. Unalaska is a volcanic island located about 792 air miles from Anchorage in the Aleutian Archipelago, the chain of islands that stretches some 1500 miles from the Alaska Peninsula to Kamchatka, Russia.

Incorporated with an original 269 Unangan shareholders, OC’s shareholder base now represents about 400 original shareholders and original shareholders’ descendants. Under ANCSA, OC is entitled to 115,000 acres of land on Unalaska, Amaknak, and Sedanka Islands. To date, the US Bureau of Land Management has conveyed approximately 112,000 acres. Selection and conveyance of remaining land depends on development plans. Much of the land OC owns is undevelopable given the terrain of the islands, but the land within the city limits was well chosen by early leadership.
