Permanent Tenants – Rules and Regulations

- All perspective new tenants must have permission by the leaser before moving a mobile home into the park or moving into a mobile home located in the park.
- No rental mobile homes are permitted in the park.
- In the event the tenant sells his/her mobile home and the new owner does not remain in the park, then the mobile home must be moved immediately and in any event, moved within five (5) days of the sale of the mobile home.
- No additional persons may occupy the mobile home without the written consent of the leaser.
- Since the mobile home park has no facilities for children, no families are permitted with children.
- No out buildings are permitted. A neat storage cabinet is allowed on the patio under an awning. A neat storage building no larger than 4 feet wide and the depth of the awning may be erected provided it could be easily dismantled and must be pre-approved by the leaser.
- Only two cars per unit are permitted. (No motorcycles are permitted). All cars must be kept in the parking areas and not in the streets or grass.
- No large dogs are permitted, and small ones must be kept on a leash when taken outside and cannot be left tied out. Pet owners must clean up after their pets and will be fined $25 per occurrence for failure to do so. All pets must be spayed or neutered.
- No cloth lines or racks are permitted on the lots or patios. You may use the cloth lines that are provided for in the park.
- All yards are to be kept neat and clean. It is the tenant’s responsibility to rake the leaves and cut the grass in their yards. No yards are to be fenced in. Porches may not be used for storage. Only appropriate outdoor patio furniture is permitted. You will be assessed a fine of $25 if your lot is unkept.
- All radios and TVs are to be kept low enough so as not to disturb your neighbors. Also, no late parties or disorderly conduct is permitted.
- The speed limit is 10 MPH and roads are to be shared with pedestrians.
- The Rent is payable monthly and on the 1st. Your rent incurs a $14 late fee on the 10th of the month. If tenant fails to pay any monthly rental as it comes due, then the Leaser may repossess the premises without any prior notice or demand. Tenant waives his or her right to any notice of eviction.
- All tenants must complete a credit application and provide a valid driver’s license. Two credit references must also be provided along with your previous landlord’s information.
- All tenants in the travel trailer lots are on a 30 (thirty) day trial period. After the trial period a rental agreement may be entered if the Leaser wishes to do so.
- This park is private property and for tenants only.
- Automobile repairs or service on any mechanical equipment is not permitted on the streets or in driveways.
- And at anytime, the owner may end your residence at Elmore Mobile Home Park. If you default on these regulations, you will not be given any advance notice of eviction and will incur court costs.
- By signing below, tenant agrees that these rules and regulations are set in place for the life of his or her residency at 4824 North Tryon Street, Charlotte, NC 28213.
