Description of the proposed development

Alterations to the existing single storey extension, removal of the conservatory and flat roof areas to be replaced with a new pitched roof extension to extend 4.25m from the original rear wall, 4.5m max height from the natural ground level and 2.3m to the eaves.

Reasons for refusal:

The proposed development does not accord with Schedule 2, Part 1, Class A, Conditions A.1 (c), (g)(i) and (iii) and (h) of the Town and Country Planning (General Permitted Development) Order 2015 and could not therefore be considered to be permitted development.
