This letter is to document the state in which we received the home at 269 Watts Way that you vacated after the end of your last least and relates to the security deposit as well as the non-refundable dog deposit for your second unapproved of dog we never received.
The following items should be noted:
1)Much of the walls in the home were riddled with holes from nail and other fixtures. On some walls there were upwards of 30 nails. Because of this and the insufficient patch job that you were explicitly unauthorized to do, all of the walls need repainting, re-patching and sanding in many areas. Cost of this is: $255.
2)The house and surrounding area was not left in the same clean state as was received by you when you moved in. This includes dirty refrigerator, stove, kitchen and bath shelves, floors, closets, windows and sinks. We incurred 13 hours of cleaning we will charge 10 hours at $15/hour for a sum of $150 including supplies.
3)The refrigerator has two broken bars that runs across the door. Broken parts left in refrigerator. Needs to be repaired. The parts on this will cost us $10 and the labor to fix is including in the $255 of item 1.
4)Cabinet floor in main bathroom appears to be damaged. Cost is:
5)Master Bathroom has hole in the wall where door knob was pushed into wall. Again a poor unauthorized attempted to patch the wall was performed and this will need to be corrected. This included in $255 of item 1.
6)A new pool filter will need to be put in do to the damage from dog hair and sand. See previous notes and our conversations about this ongoing problem with your pet. Filter will be $70 not including labor.
7)Three sections of the pool area were damaged and again an explicitly unauthorized correction was performed that will need to be corrected when the entire screening is replaced. As we told you explicitly you would be charged for the damaged panels (and not the rest of the panels) and not to attempt to fix it producing unmatched and possibly inferior materials. Cost will be: $80 for 3 panels.
8)No garage door opener was received and will need to be replaced. Cost will be: $41.34 to replace from Sears.
9)Garage door opener main unit was damaged. Cost $
10)At least 5 large holes in the yard were noticed that were filled in with dirt but, need to be landscaped. Cost including labor $50.
11)The 2nd non-refundable dog deposit of $250 for your second unauthorized dog was never received. We will not charge you for a deposit for your cat. This covers only ordinary wear and tear.
12)$50 for weed and feed for the last month, August, is owed.
13)Pest control personnel reported Dog infested house with ticks.
Total Costs: $956.34 . Your deposit was $1300, minus the repair costs of $956.34 leaves an amount of $343.66 to be refunded to you. Please find a check enclosed for this amount along with itemized receipts for items above as appropriate.
