REGIONAL HOUSING REHAB PROGRAM OUTLINE
The Community Development Regional Housing Rehabilitation Program is a zero (0%) interest loan program, funded by the Federal Department of Housing and Urban Development (HUD) through the Commonwealth of Massachusetts, Department of Housing and Community Development.
The Hudson Planning andCommunity Development Office will be applying for a Regional Housing Rehabilitation Grant in the hopes of assisting low and moderate income homeowners in Hudson and Marlborough. The first step is to ascertain the need for this program in each community. Need can be documented by completing the attached pre-application form. Once we receive notification of grant award, each pre-applicant will be contacted to complete and submit a full application with all necessary documentation.
If you are a year-round Hudsonhomeowner and your total family gross income does not exceed the income eligibility limits, you may qualify for a zero (0%) interest housing rehabilitation loan through this program. All loans are secured by a mortgage recorded with the South Middlesex Registry of Deeds and you are required to sign a Promissory Note and all loan documents.
- Eligibility - Based on family size and income & financial resources of all household members. Owner occupied, and in certain circumstances, tenant occupied, dwellings are eligible.
B.How to apply – Complete the attached pre-application and return via mail or in person to the Hudson Planning and Community DevelopmentOffice, Town Hall, 78 Main Street, Hudson, MA 01749. Forms may be emailed to or faxed to978.568.9641.
C.Housing Inspection - Inspections will be performed by the Community Development Rehabilitation Specialist or its agent. All areas of the house will be checked; including all living areas, cellar or crawl space and attic. Lead Paint Inspections will be required on all homes that have not been certified free of lead based paint.

3.Major systems in danger of failure (heating, plumbing, septic, electric, etc)
4.Weatherization
5.Handicap access; de-leading
6.Other building code or incipient code violations.
