Overall purpose of post:

To manage all matters relating to Mencap’s leasehold commercial property portfolio, working within Mencap’s risk framework to provide advice on financial, legal, governance, resource or reputational risk on these property matters.

Manager of stakeholders and customers

The Lease Advisory Surveyor will work effectively with a wide range of stakeholders & customers both internally and externally. They will be able to identify the stakeholders & customers they will need to work with to be successful in their role and be able to build positive and productive relationships in order to influence and lead these people.

·  Develops and maintains positive relationships with internal and external stakeholders such as solicitors and surveyors who can directly impact the delivery of their performance objectives.

Manager of Information

The Lease Advisory Surveyor will effectively maintain, collate and distribute information as required by the Head of Property. They will produce reports as required and ensure this information is accurate and in an accessible format for the audience it is distributed to.

KPI’s:

·  Ensures that MenProp is populated with all of Mencap’s property interests and updated with the most recent property documents.

·  Examines ways that Menprop’s information collation and distribution can be improved for their work areas and makes recommendations.

·  Is proactive in chasing any information from a variety of stakeholders, whilst maintaining positive relationships with those stakeholders.

·  Agrees with the Head of Property the regular reports that are required and then take responsibility for collating this information and producing reports and presentations in a format that is suitable for the audience they are intended for within the agreed timescale.

·  Maintains and distributes any information in accordance with data protection legislation and Mencap policy requirements.

Lease Advisory Surveyor

The Lease Advisory Surveyor will be responsible following the established process to manage from end to end all leasehold office acquisitions, disposals and renewals, providing technical advice to the operational business units which will allow Mencap to identify appropriate opportunities to maximise revenue spend.

KPI’s:

·  Works within the Property team process to ensure appropriate permissions are in place.

·  Undertakes property searches and inspections when required.

·  Negotiates heads of terms with Landlords that are favourable to Mencap in both the short and long term.

·  Manages the property conveyancing process either internally or externally to ensure transactions complete in a timely manner.

·  Responsible for the dilapidations process with support from external building surveyors.

·  Uses available data to identify and notify events to the operational business units in sufficient time to allow decision-making.

Any other relevant information:

The post can be home-based or central-London office-based but the expectation is that the role holder will spend at least 2 days every week conducting office viewings and inspections in England, Wales and Northern Ireland and will be expected to be in the London office 1-2 days every week.
