Re: Construction Of Dwelling House, Entrance, Boundary Fence/Wall, Proprietary Wastewater Treatment System With Percolation Area & Ancillary Site Works At Drumlish, Co. Longford

I refer to the above and to our recent conversation and I am now delighted to take this opportunity to give you our written quotation for the construction of the above-mentioned Development from start to completion. Our total price includes for the following.

  1. Constructing the above-mentioned Development as per the enclosed set of Construction Drawings and conditions of planning attached in Appendix A.
  2. Removal of existing hedgerow along the entire road frontage of the proposed site together with the installation of suitable drainage pipes together with the back filling of same so as to comply with the relevant Condition of Planning.
  3. Production of a Low Energy Design Specification Report so as to ensure an A3 Rated dwelling house together with ensuring that the Development is constructed to the highest standard of Energy Efficiency.
  4. Standard strip foundations with 3 No. rows of blockwork from foundation level to finished floor level.
  5. Structural steel beams anywhere an opening exceeds 1800mm or more as shown with blue dashed lines on the enclosed set of construction drawings.
  6. Concrete floors at first floor level.
  7. All internal walls at first floor level to be of blockwork construction and plastered throughout.
  8. Red deal doors, skirting boards, architrave and stairs throughout together with producing a computer generated model of how the stairs will look when completed.
  9. Black Upvc Double Glazed Low E Glass Windows with matching facia and soffit.
  10. Timber front door.
  11. Footpaths around the proposed dwelling house.
  12. Central Vacuum System throughout.
  13. A P.C. Sum of €8,000 for all electrical work.
  14. The installation of a proprietary wastewater treatment plan with percolation area to meet the latest edition of the E.P.A. Manual for Single Dwelling Houses.
  15. Lawns leveled throughout.
  16. Solar Panel Heating System.
  17. Hardcore and rolled maintenance placed on the driveway around the perimeter of the development as shown on the most recent set of construction drawings together with the kerbing of same.
  18. Issuing the Local Authority with a Commencement Notice Prior To Commencement Of The Development. An example of which can be seen in Appendix B.
  19. Application For ESB Connection.

An example of which can be seen in Appendix C.

  1. Application for Road Opening License for Watermain Connection.

An example of which can be seen in Appendix D.

  1. Valuation Report Prior To Commencement for Mortgage Purposes.

An example of which can be seen in Appendix E.

  1. Engineers Report For Mortgage Purposes.

An example of which can be seen in Appendix F.

  1. Foundation Certificate.

An example of which can be seen in Appendix G.

  1. Stage Payment Certificates For Mortgage Purposes.

An example of which can be seen in Appendix H.

  1. Final Valuation Report On Completion Of the Dwelling For Mortgage Purposes.

  1. Final Certificate of Compliance With Building And Planning Regulations.

  1. Construction from start to completion to the highest possible standard

together with issuing a 10 Year Structural Guarantee From Home bond.

Please note that the above-mentioned quotation does not include for the following;

  1. The Local Authorities Development Charges.
  2. The Road Opening License Fee Or The Local Authorities Connection Fees.
  3. ESB Connection Fee.
  4. Painting And Tiling.
  5. Kitchens, Fireplaces, Ranges Or Stoves.
  6. Supply Of Sanitary Ware, However The Fitting Of Sanitary Ware Is Included.
  7. The Removal Of Any Sub-Soil Or Topsoil Off Site.
  8. Bored Well or Water Quality Filter.
  9. Landscaping.
  10. Fencing Either Around The Perimeter Of The Site Or Along The Road Frontage Of The Site.

Construction Process.

A-Rated Design And Build Ltd will construct the Development from start to completion and can tailor the speed of construction to meet your demands with an average construction time from start to completion of no more than 5-6 months approximately. Throughout the construction process I will meet with you, the client, on-site at least once a fortnight or more often if required to discuss the construction process and also to discuss any alterations that you may require during the construction process.

Once the dwelling house has been sealed and plastered we through our sister company, National Energy Assessors (NEA), will carry out an Air-Tightness Test on your dwelling so as to ensure that no drafts exist anywhere throughout the dwelling particularly around the windows and door openings and therefore ensuring an Air-Tight Energy Efficient Home. Once air-tightness has been achieved it will guarantee the specific Building Energy Rating (BER), for which the dwelling was designed and on completion National Energy Assessors will, through Sustainable Energy Ireland, (SEI), issue a Building Energy Rating Certificate (BER) for the dwelling which will be valid for 10 years after the completion date.

Our quotation for the construction of the development from start to completion as described above is FixedPrice inclusive Of VAT @ 13.5%.

I hope that this quotation is to your satisfaction and in the event that you wish to proceed with employing our services then we will be in a position to commence the works at anytime. We will then do our utmost to ensure that the Development is fully completed within 5-6 months approximately from the date of the commencement of the works.
