In an effort to maintain, enhance and preserve property values, our Covenants, Conditions and Restrictions (CCRs) require that exterior changes be approved by the Architectural Review Committee (ARC) prior to commencing work. Their evaluation addresses architectural harmony, color, location, minimum construction standards, and use restrictions. Please consult the Saddlebrook Forest CCRs and Architectural Guidelines, Appearance and Design Standards for additional information.
Exterior changes that must be approved by the ARC include, but are not limited to: any and all painting, roofs, gutters, trim, siding, fences, mail boxes, exterior lighting, garage doors, front doors, decks, patios, basketball goals, major landscaping, tree removal (if 6” or more in diameter), landscaping structures, retaining walls, lighting, pools, spas, storage sheds, greenhouses, forts/jungle gyms, play equipment, patio covers, awnings, arbors, gazebos, courtyards, cabanas, satellite dishes, dog structures, room additions, driveways, walkways, and front porches.

Please include the following items as may be appropriate to the proposed project.
1. Architectural plans showing the foundation plan and all front, rear, and side elevations. All proposed changes must be clearly marked. All elections must show the appropriate finished grade of the lot.
2. Exterior finish schedule indicating roofing materials, siding, brick, stucco, stone and all other exterior materials, finishes and textures. These may be noted on the architectural plans and elevation.
3. Site Plan with topo showing the location of all proposed structures, building setback lines, driveways, walks, retaining walls and open space, all clearly indicated in their appropriate location and to scale. The site plan must also indicate (depict): Areas to be landscaped and areas to be left natural; all siltation and erosion control measures.
4. Exterior color schedule indicating roofing, stucco, siding, and trim colors and/or brick and mortar selections as may be appropriate. Trim is defined as fascia, window and door trim, shutters, soffits, quoins and accents, gutters and downspouts, and garage doors. Stucco homes shall have trim features including quoins painted in a complementary color. Samples of exterior selections are required in an 8½” by 11” or larger format. The Saddlebrook Forest approved color palette will be available as a guide to homeowners for color choice and a member of the ARC will be available to consult with the owner on exterior color selections. This color palette may be updated from time to time so as to maintain freshness and appeal of the neighborhood. Existing paint colors are not grandfathered in. All paint colors must be submitted to the ARC for approval prior to repainting.
