How long will it take to get it sold?
When a property is priced correctly, it will be sold in 2 to 4 weeks in a normal market.
What do you do to sell homes?
There are two types of real estate agents … passive and active. I am an active agent. Passive agents use activities like ads, open houses, internet… they wait for other agents to bring buyers, and pray that someone will make a good offer. I will spend my time actively marketing your home to the public and other active agents to find a buyer. Included in the package, I have an 18 point Action Plan which outlines the steps I take every day to get your property sold for you.
Why is listing period 6 months?
6 months is the industry standard. This doesn’t mean I will take 6 months to sell it. I will update you each week the activities and any changes in the market. Things will move swiftly. Satisfaction is guaranteed.
Shouldn’t we start out with a high price so we can come down later?
Newly listed homes generate most interest in the first 2 to 3 weeks of being on the market. If the price is too high, the home will not sell and interest will drop off. Homes priced too high typically end up going through multiple price reduction before it’s sold. This is known as ‘chasing the market down’. It’s better to list a property slightly below the market, to attract the most number of buyers up front to generate as many offers as possible and push the sold price up. This strategy puts way more money in your pocket at the end.
Another agent said they could get me more money.
Many agents will take listings knowing they are overpriced just to get the listing. The agent will then start beating you up on the price in an attempt to get it back down to where it should be. They are either afraid to tell you the truth up front or they don’t know how to price properties.
If we sell our home ourselves, won’t we make more money?
Statistics from National Association of Realtors show that homes sold by full service realtors sell for 10-12% more than those sold by For-Sale-By-Owners. And 98% of For-Sale-By-Owners eventually list with a real estate agent. In addition, a full service broker will assure all legal paperwork and disclosures are completed properly and timely.
If we sell our home through a discount broker, won’t we make more money?
Working with a discount broker really is not that different from selling it yourself.

- Submit your property to local multiple listing service.
- Price your property competitively … to open the market vs. narrowing the market.
- Promote your property at the local broker sales meetings.
- Develop a list of features of your property for the brokers to use with their potential buyers.
- Email a features sheet to the top 50 agents in marketplace for their potential buyers.
- Suggest and advise as to any changes you may want to make in your property to make it more saleable.
- Constantly update you as to any changes in the marketplace.
- Prospect 3 hours per day and talk to 30 people per day looking for potential buyers.
- Contact over the next 7 days … my buyer leads, center of influence and past clients for their referrals and prospective buyers.
- Add additional exposure through a professional sign and lock-box.
- Use a designated property info hot line 800 number to generate buyer leads for your property.
- Keep you aware of the various methods of financing that a buyer might want to use.
- When possible have the cooperating brokers in the area tour your property.
- Follow up on the salespeople who have shown your property … for their feedback and response.
- Assist you in arranging interim financing … if necessary.
- Represent you on all offer presentations … to assure you in negotiating the best possible price and terms.
- Handle all the follow-up upon a contract being accepted … all mortgage, title and other closing procedures.
- Make sure you are paid at closing.
