[1] Common utility lines shall be a shared responsibility of all Owners utilizing the utility lines.

[2] Unit Owner is responsible for repair or damage resulting from the application of salt or other snow or ice melting substances to the sidewalk surface by the Owner.

[3] After accumulation of 2 inches or more of snow.

[4] If the Owner fails to perform maintenance or repair of these items, the Association may perform such and charge the Owner with the cost therefore.

[5] Subject, however, to the Association’s responsibility for painting as otherwise set forth below.

[6] If the need for such maintenance or paint or wood finish is caused by damage through the negligence or willful act of the Owner or his/her family, guests or invitees or resulting from any alteration or change by the Owner, the cost shall be the sole responsibility of the Owner.
