JOB DESCRIPTION

JOB TITLE: Property Surveyor

GRADE: C

DEPARTMENT: Asset Management, Operations

RESPONSIBLE TO: Commercial Manager

Purpose of Job:

Assist with providing responsive repairs and maintenance advice and organising works orders in relation to properties, ensuring efficiency and high standards.

Assist with the preparation and delivery of Planned and Programmed maintenance contracts.

To undertake site supervision of work in progress and liaison with contractors and tenants for the effective delivery of the works.

Duties and Responsibilities:

1. To be responsible for all aspects of maintenance works to a proportion of Trent & Dove housing stock within a particular geographical area.

2. To undertake inspections of work following requests for repair, assessing whether repairs are required, specifying and ordering works through Trent & Dove Maintenance Contractors.

3. Carry out joint estate inspections with the nominated Housing Officer offering assistance and guidance on matters relating to general maintenance within the area.

4. To specify, monitor and control works to void properties prior to letting, give advice as to availability, assess the standards of tenants improvements and give advice on compensation.

5. Carry out inspections on completed works, prior to payment of invoice, monitoring both the quality and performance to ensure that a high standard is maintained.

6. To liaise as necessary with the company’s maintenance contractors and specialist sub-contractors to ensure satisfactory completion of works.

7. To assist as required in the monitoring of service contracts.

8. To provide technical advice and assistance to other colleagues within the company, and produce progress reports when requested by the Commercial Manager.

9. To give advice and assistance to residents relating to maintenance enquiry’s ensuring a degree of tenant satisfaction with the service.

10. Assist and promote consultation with all stakeholders in developing and implementing projects to achieve best value.

11. Seek feedback from stakeholders assisting with questionnaires and satisfaction surveys ensuring a high degree of customer care at all times.

12. To assist in the preparation of improvement and catch-up repair schemes as necessary.

13. To participate as necessary with the Company’s arrangements for dealing with out of hour’s emergencies.

14. Carry out surveys and compile information to assist with the preparation of specifications and other contract documents, including measured surveys.

15. To maintain an awareness and knowledge of changes in legislation that may affect schemes of work i.e. Health and Safety, Building regulations, Asbestos Awareness, Case Laws etc.

16. Attend project meetings and participate in working groups or departmental meetings as required.

17. To undertake such other duties commensurate with the experience of the post holder and the grading of the post, as determined by the Commercial Manager or Operations Manager.
