JOB TITLE:ASSISTANT TO LIGHTMOOR PROJECT DIRECTOR
JOB HOLDER:
REPORTS TO:Lightmoor Project Director
JOB CONTEXT
- Reporting to the Lightmoor Project Director responsible for providing development services to the Lightmoor Joint Venture (between the Homes and Communities Agency and Bournville Village Developments). This includes contract administration, ecology issues, planning and highways, sale and management of residential land, consultancy management and technical support.
- Deliver the Lightmoor programme, produce reports for the Trustees and Joint Venture, liaise with the Lightmoor Community and attend public meetings.
MAIN DUTIES AND RESPONSIBILITIES
1)To administer contracts and co-ordinate the work of contractors, consultants and developers, including attending site meetings, keeping accurate records, site inspections and liaison with the Lightmoor Community and statutory bodies.
2)To assist in the delivery of the ecology strategy and to liaise with consultants and statutory agencies.
3)To assist the Director to sell residential land to a developer using the Joint Venture's agreed land disposal strategy.
4)To liaise with the statutory agencies on a regular basis in order to ensure the smooth progress of the development.
SERVICE SPECIFIC ACTIVITIES
5)To maintain the performance of the Developer against the building agreement, to prepare reports for the Joint Venture and to keep accurate records.
6)To administer the legal paperwork associated with land transfers and the building agreement and to keep the Director appraised of progress.
7)To attend site meetings and keep notes and records.
8)To monitor all aspects of the construction and engineering works and to report on progress to the Director.
9)To assist in the preparation of reports to the Lightmoor Joint Venture Committee.
10)To maintain the delivery of the ecology plan and to attend site when required in order to deliver plan objectives.
11)To monitor aspects of housing site progress, including build progress and the quality of courtyards, roads and footpaths, and landscape areas.
12)To monitor and record sales progress and to maintain records of plot sales and the details of new residents.
13)To monitor the progress against the required environmental standards by the Developer, e.g. Eco Homes Excellent, Code Levels
14)To review legal documents such as extracts and transfer documents, and to advise the Director on their accuracy and fitness for purpose.
15)To monitor the progress of the adoption of roads and sewers.
16)To assist in the delivery of the required Section agreements and to monitor progress.
17)To assist in the delivery of the discharge of planning conditions and Section 106 obligations.
18)To assist in the production of planning applications.
19)To note and report on defects in construction and liaise with BVT colleagues and the Director on how to action defects remedial works.
20)To assist in the management and delivery of signage in regards to development and development works.
21)To assist in the preparation of literature such as news letters, circulars and other such contacts with residents and the public.
22)To attend public and resident meetings.
23)To deal with requests from the public either in writing, by telephone, or personal visit to the office.
24)To feed information from developments into the Trust's systems and to liaise with other Trust colleagues, as and when required.
25)To assist the Project Director to deliver the Joint Venture and Trust's Health & Safety responsibilities, including managing the construction traffic plan.

External:Owner-occupiers,Tenants, Members of the public, Local Authority, Councillors, Homes & Communities Agency, Local Policing Team, Staff of the Lightmoor Village Primary School, Local Parish Councils, leaders and stakeholders in and around Lightmoor Village and Lawley. Contractors, solicitors and suppliers.
WORKING CONDITIONS & ENVIRONMENT
The post is situated at Lightmoor. However you may be required to work from other sites and places and make site visits where your professional attendance is required.
You may be required to work evenings and weekends where necessary.
