MANAGERS REPORT

August 23, 2008

MAINTENANCE June/July

1.  A defective fire alarm pull station on the 4th floor by the south stairwell was replaced.

2.  The monthly rinsing of the air conditioning units was performed.

3.  The monthly elevator fire test was performed.

4.  The monthly cleaning of the stairwell light fixtures has been performed.

MANAGEMENT

1.  An insurance refund check for $8,749.00 was received from American Capitol Assurance.

2.  A certified letter was sent to The Haskell Corporation from the Board President regarding bringing satisfactory closure to the ongoing punch list items.

3.  Miguel Vazquez, Maintenance Supervisor, will require at least another three weeks of rehabilitation. His orthopedic surgeon has decided to treat him with steroid shots and physical therapy for the next three weeks and reevaluate him at that time for progress and possible return to light duty work.

4.  A significant discrepancy in the two lists of units in need of remediation work provided by The Haskell Company was noted by David Sowers. The Project Manager for Haskell has been made aware of the discrepancy.

5.  Management wishes to thank Don Swanson, who assisted Management and Maintenance with the building preparations. Mr. Swanson will also meet with Maintenance and Management to compare notes to produce an after action report which will facilitate smoother processes for future events.

6.  The Haskell Company will be placing portable toilets in the north east corner of the garage for use by it’s contractors.

7.  Flags have been positioned by each sprinkler head to help prevent damage by the Haskell Company equipment.

8.  The information on how to obtain a flood insurance certificate for your mortgage company has been posted to the web site.

9.  Maintenance staff has done an outstanding job keeping up with the busy summer work load during Miguel’s absence and staff summer vacations.

10.  Notices, Agendas and Alerts posted in the elevators are being taken down shortly after posting and often have to be replaced on a daily basis.

11.  Management recommends the Board consider a service contract on the Multipurpose and Exercise room air conditioners.

12.  Maintenance and Management began preparing the building for Tropical Storm Fay on Monday.

13.  Prior to closing the office due to the storm, Management consulted with the Maintenance Supervisor to ensure all precautions and preparations for the storm had been made.

14.  Owners were notified by phone or email regarding bringing in items on their patio or deck and 95% of the balconies were cleared by Tuesday evening and most of those 5% of remaining owners were on their way to remove their furniture and secure their unit.

15.  Maintenance Staff is on standby should they be needed over the weekend for clean up.

16.  A building inspection conducted by Kavan Masters post storm on 8-22-08, revealed no damage to the building. The Multipurpose room did have water intrusion and the basement had some puddles of water in the usual areas. The grounds do need some clean up from windblown leaves and debris as well as washed out flower bed material.

FISCAL

1.  The July/August Balance Sheets have been provided to the Board Treasurer.
