In consideration of the promises contained in this agreement, the parties agree as follows:

1. Owner shall rent to Guest and Guest shall rent from Owner the Mill and/or the Carriage House(please circle) and the use of the grounds at 9810 Warren Ferry Rd.(“Premises”) for a TERM of ____ nights, arriving ______and departing on ______The house will be ready for occupancy at 3:00 pm on the beginning date of the lease and must be vacated by 11:00 am on the ending date of the lease. Early arrival and late departure may be arranged according to availability.

2. Guest shall pay Owner RENT for the Term in the amount of $______. One-half of the Rent ($______) shall be paid within one week of receiving contract by Guest. The balance of the Rent ($______) shall be paid no later than one month prior to the beginning of the Term (by ______). In addition a $500 refundable security deposit is due at this time from Guest, (please send separate check, all checks made payable to Lisa Schneider) .

3. CANCELLATION POLICY: Guest may cancel the reservation and this agreement without penalty up to 1 month prior to the beginning of the Term with the advance rental deposit being refunded in full. In the event of cancellation of the reservation and this agreement after said date (1 month prior to Term) refund of the advanced rental deposit will be made only if the PREMISES ARE rented by another guest FOR THE FULL TERM RESERVED IN THIS AGREEMENT.

4. ACCOMMODATIONS:

The Mill: includes the 5 bedroom, 3 bathroom house as detailed on warrenmill.net.

all bed and bath linens shall be provided by the Owner, Guest shall also have use of the

facilities and grounds of the Warren Mill property, excepting the Carriage House and

garage.

The Carriage House: includes 2 bedroom, 1 bathroom house is as detailed on warrenmill.net.

All bed and bath linen shall be provided by Owner. Guest shall also have use of the

facilities and grounds of the Warren Mill property excepting the Mill and garage.

5. Owner shall provide Utilities including water, heat, air conditioning, electricity, trash removal, and local telephone usage. Guest shall pay for all long distance calls made during occupancy.

6. RESTRICTIONS: No smoking inside house, no illegal drugs or any hazardous substances shall be permitted on the Premises.

7. Guest shall ensure that Guest’s invitees shall comply with all conditions and terms of this agreement. Guest and Guest’s invitees shall keep the Premises clean and they shall conduct themselves in a responsible manner, respecting the neighboring properties and natural setting of the area.

8. Guest shall be responsible for and shall pay the cost of replacement or repair of all damage to the Premises caused by Guest or Guest’s invitees.

9. Guest shall indemnify and save the Owners harmless from all liability for loss, injury, death or damage suffered by Guest or Guest’s invitees arising from any carelessness, neglect or improper conduct of Guest or Guest’s invitees.

10. Guest agrees that Owner and its representatives and subcontractors may enter the Premises to respond to emergencies or to make necessary repairs.

11. Guest may not let or sublet the Premises or assign this agreement without prior consent of Owner.

12. In the event that any action shall be commenced by either party arising out of, or concerning this agreement or any right or obligation derived wherefrom, the prevailing party shall be entitled to receive reasonable attorney’s fees as fixed by the Court, in addition to all other available relief at law or equity.

13. Guest shall leave premises in clean condition as outlined by Owner, including washing linens used. Optional cleaning service available for $100 and laundry for $25. Please let owner know at least 2 weeks before stay.

14. Only those parties who are listed on this rental agreement shall have overnight accommodations at the Premises.
