Objections when prescreening a contractor for the Job

I don’t actually need a license or insurance for this job or work.

Actually my company only deals with licensed and insured contractors. If you are truly interested in all the work me and my network of investors will be able to provide this year it is a must to get both licensed and insured.

I don’t have workers comp insurance, it’s not necessary.

All of our contractors have and carry the proper insurance that includes workers comp. If you have any documentation from a certified insurance agent or the building department on why you do not need workers comp, please that along. Otherwise I can not have you on my job until proof of workers comp insurance is provided.

I have only been doing this trade or work for a year, don’t worry I can take care of this job.

We typically work with contractors that have been in the trade for at least 5 years. Can you provide references of previous jobs and the school or contractor that you trained under so I can confirm your working knowledge of the trade?

I don’t give written warranties, all my work is good you don’t have to worry about that.

First of all it is my job to worry. However, I am glad that all of your work is up to done with an eye for quality. In that case you won’t mind helping me out with a written warranty just on your workmanship so that I can use that as a tool to sell this house. If I have that I know I can sell this house faster and be able to get you paid on another job that much quicker.

I am pretty busy right now and it might take me a while to get out there.

I have 3 other contractors looking at the same job and quoting my Scope Of Work. I am afraid that if I don’t get a bid from you this week you will miss an opportunity to get paid on this job. Do you want me to award the job to someone else?

I don’t have enough information to bid the job.

Actually we have completed a detailed Scope Of Work of everything we want done on the project including the finishing materials we want on this project. Copies of the final SOW and a standard quote itemization form are at the house. Let me know if you have any questions.

Top contractor objections when discussing price

I can’t get the work done for that much.

I understand, this relationship will not work unless both of us are receiving the support that we need. I have priced out all the finishing materials and determined the time on this particular job is “x”. Can you walk me through in detail where my #’s and information is wrong so we can try and get on the same page.

I need to collect money up front on the job.

Actually we always get started with demo & prep of the project or job, so we do not cut checks for that. Also all of my other contractors are on a 60 day pay with their supply houses on the materials, are you 30 or 60 day schedule with your supply house?

Top contractor objections when Signing Contracts

This contract is too strong and I can’t possibly sign this?

Actually this contract has all the necessary rules and regulations to protect our company and make sure we don’t lose money in dealing with bad contractors. You know the type…those guys that give “good contractors” like you a bad rap. In fact this contract is not so much because I am concerned with your performance; it is to protect me against the guys that are not as good as you. So if I did not get this contract signed it would jeopardize my ability to pay the good contracts, like you.

I don’t like this payment schedule.

I understand, how can we make this schedule work for both of us. As long as it correlates to major work getting done and milestones of the job I should be able to make it work, oh and of course that last payment needs to be at least 20-25% of the job.

I need at least half up front.

We do not pay half up front. All of other contractors do the demo and prep work during or before we make our first payment. However, that payment is a nominal fee because all of the material they purchase and use is on the supply store accounts. You do have accounts at the supply store?...right?
