Cogun, Inc. is pleased to present to your church a Lump Sum Price for the construction of your new Worship Facility. This lump sum proposal is based upon the building drawings as prepared by Greenline Architecture dated October 10, 2008 and February 19, 2008, Summary Specifications revised July 2, 2008 as well as changes now reflected directly on the pages of the above mentioned drawings (see list of drawings on Lump Sum Price Addendum) and site/civil engineering drawings as prepared under contract directly with the church by EM Seabrook Jr. Inc. Engineers Surveyors, dated June 10, 2008. NOTE: The attached PPC 110308 Mid Design Review Comments and Reconciliation is hereto attached which outlines any adjustments to the aforementioned drawings that are incorporated as part of the following Lump Sum Price.
This Lump Sum Pricing Proposal is an addendum to the Construction Agreement signed and dated July 22, 2008 and is based on Value Engineering options and an alternate of additional classroom space approved by the church.
A. The following items ARE included in the Lump Sum Price :
1. All architectural, structural, mechanical, electrical, and plumbing engineering planning and design fees.
2. Construction of the facility as described in the above-mentioned drawings and in the preliminary outline specifications unless otherwise stated below which includes approximately 13,997 square feet under roof, including porch, as designed.
3. All floor finishes as indicated on the drawings, which are the selections and preferences of the church.
4. AVL Infrastructure
5. Laminated Wood structure as per the attached diagram dated 10-18-08
B. The following are allowances included in the lump sum price
1. All site work outside the building footprint $390,000
2. Pilings, building form work related to pilings
and soil remediation $180,000
3. Landscaping and irrigation $ 55,000
Note: Cogun agrees to warrant the plant life for a period of 60 days.
The church will be offered the opportunity to work with Cogun
on the selection of the plant life supplier to negotiate extended
warranties available directly for the church.
Project Lump Sum Price: $3,489,122.00
C. The following are Alternate deducts which may be selected by the church
1. Deduct ceramic tile in Narthex and on Platform ($ 30,997.00)
2. Deduct chair storage closets ($ 5,362.00)
3. Deduct Qty: 12, type “G” wall sconces ($ 6,906.00)
4. Deduct Qty: 5, type “M” up-lights ($ 2,106.00)
D. The following items are NOT included in the Range of Value:
1. Inflationary cost adjustments if the project does not start construction by December 15, 2008
2. All sound, video, communications systems, theatrical lighting, projection equipment, & acoustical wall treatments/panels for walls & ceilings
3. IBC Chapter 17 required special inspections (if any)
4. Owner/Building Risk Insurance
5. Building permits, site permits, and/or other associated permits
6. Performance bond
7. All church furniture, foyer furniture, coffee bar equipment, and inventory, and non-ADA required signage
8. Soil testing or boring(s) – if any
9. All rock or substandard soil conditions – if any
10. All information technology updates, upgrades, wireless and/or hard-wire connections, software, hardware, and technology services
11. Demolition & haul-off of any and all rubbish/trash not tied to Cogun’s scope of work
12. Environmental testing
13. Surveys as required for progress, tie-ins and final
