CLUBHOUSE RULES

The Old Town Clubhouse is intended to serve as a meeting place for OTHA functions and is available for use for social functions hosted and attended by the host residents and their guests. Host residents must be in attendance at all times.

The Old Town Clubhouse will be made available on a first-come/first-serve basis to residents of Old Town only whose Homeowner fees are current and must provide management letter of good standing at time of reservation request. It is suggested that reservations be made as far in advance as possible. Reservations are not recorded and confirmed until the completed Clubhouse Reservation Agreement is received and the security deposit and usage fee checks have been received.

Renter accepts full responsibility for the security and all damages which may occur, either as the result of the accidents or intentional acts of Renter, guests, and/or vendors secured by the Renter at the time of rental until Clubhouse is inspected and deemed acceptable by management or HOA Clubhouse representative.

Renter shall indemnify and hold Old Town HOA harmless from all liability for any and all accidents occurring during the time of rental.

Renter further agrees that no alcoholic beverages of any sort will be served to any minor or intoxicated person.

For the duration of the event, the Renter and guests must abide by the Old Town HOA Bylaws, policies and procedures as well as comply with applicable regulations and laws of the City of Austin and State of Texas. The Old Town HOA has the right to refuse entry or service to and remove from the premises any person (s) it deems to be behaving in an improper or abusive manner or in a manner not befitting the Old Town HOA. We reserve the right to exclude or remove any undesirable persons from the event and premises without liability.

The Old Town Clubhouse cannot be used for the purpose of retreats, workshops, or any other non-social gathering that is sponsored by any local government entity (i.e. State, AISD, City of Austin, Federal Government, etc.).

The Old Town Clubhouse shall not be used for outside organizations having regularly scheduled meetings.

Reservation of the Old Town Clubhouse must be confined to the interior of the Clubhouse only. No party or gathering (other than official OTHA functions) may extend into the patio area, gazebo, barbeque area, etc. The pool cannot be reserved along with the clubhouse. Guests are to remain inside the Clubhouse.

The Old Town Clubhouse is to be kept locked at all times except during scheduled functions. Deadbolt locks are also to be secured when the Clubhouse is not in use. Keys will be made available for those adult residents scheduling approved functions.

Due to the size of the Clubhouse and the close proximity of homes, careful attention must be paid to music and noise. At no time should the sounds of a gathering be heard outside of the Clubhouse building. Renter is requested to ensure that guest observe the City of Austin noise ordinance inside and outside of the Clubhouse.

·  After guests arrive, doors should remain completely closed (Do not prop doors open)

·  Guests should enter and leave functions by the west door in order not to disturb residents on the east side of the Clubhouse.

·  All evening functions must be over by 12 AM Midnight

·  In accordance with the Fire Regulations, the maximum number of people allowed in the Clubhouse at any one time is fifty (50).

PLEASE DO NOT USE CONFETTI IN OR AROUND THE CLUBHOUSE

No smoking is permitted inside the Old Town Clubhouse.
