Job Title: Maintenance Custodian FLSA: Non-Exempt

Reports to: Facilities Manager Date: February, 2015

Provides work direction to: None

Receives work direction from: Facilities Manager

Hours Per Week of Employment: 20 hours per week, 1040 hours annually

Hours of Work: 6:00 – 10 AM, Monday – Friday, plus occasional weekend hours as needed

JOB PURPOSE: Provide efficient and effective maintenance and repair to all areas of the parish and school facilities by the implementation of the most effective methods and improvements of capabilities while providing assistance and relief service to other custodial staff.

GENERAL RESPONSIBLITIES:

*Employment in and by the Church is substantially different from secular employment. Church employees are held to a different and many times a higher standard of conduct. Church employees must conduct themselves in a manner that is consistent with and supportive of the mission and purpose of the church. Their behavior must not violate the faith, morals or laws of the Church or the Archdiocese, such that it can embarrass the Church or give rise to scandal. This position does not require that the employee be a practicing Catholic. It is expected that all employees will respect Catholic doctrine and religious practices. REPRSENTATIVE RESPONSIBILITIES:

*TO BE PRESENT WHERE NEEDED, READY TO WORK AS NEEDED TO MEET RESPONSIBILITIES. Includes recognizing when situations require more effort, seeking approval to put in more time if needed, satisfying responsibilities in a timely manner, providing as example of punctuality and attendance, and generally ensuring all is ready and take care of.

*MAINTENANCE. Maintain and operate all mechanical systems including plumbing and electrical systems. Provide general maintenance to and improvement of all buildings and grounds, including light carpentry repair and improvement, painting and other related handyperson work. Provide seasonal grounds maintenance including coming in early on Sunday mornings and Saturday late afternoons to clear snow and ice before masses. Maintain and operate grounds maintenance equipment (all types). Maintain and operate fire alarm and sprinkler system equipment. Maintain and operate all heat/air conditioning systems. Other maintenance issues as required. Seek educational opportunities to advance in these areas.

*EQUPIMENT AND SUPPLY. Know the buildings and grounds equipment and tools and where to safely use and maintain them. Working with the Facilities Manager, maintain a cost effective inventory of all expendable supplies for the church and school. Properly store and maintain all chemicals used for cleaning or other purposes. Maintain the equipment and supply of all custodial closets and areas. Working with the Facilities Manager, keep current and updated all Material Safety Data Sheets (MSDS) in each area where chemicals are stored. Maintain all Parish owned equipment. Be aware of where all equipment is at all times. Advise the Facilities Manager regarding the procurement of all equipment and supplies.

*CLEANING OF PARISH BUILDINGS AND GROUNDS. Participate in the general cleaning and maintenance of the parish buildings and grounds. This includes but is not limited to emptying wastebaskets, sweeping, mopping and vacuuming all floors, including carpet shampoo, washing windows, walls, tables, chairs and all surfaces. Maintenance of the restrooms and locker room facilities. Seasonal grounds work including snow shoveling, de-icing and lawn mowing, weed removal, bush & tree trimming, cleaning of gutters, etc. Be available on call for snow removal as needed.

*BOILER CARE. Assist in maintaining boilers/furnaces/air conditioning and other related environmental conditioning systems in a state of good repair to provide cost effective service to the parish. Work with mechanical service providers to ensure proper ongoing maintenance. Assist in providing daily, weekly, monthly and annual service to the boilers/furnaces/air conditioning and other related environmental conditioning systems as required by operations manuals. Assist in logging daily activity, performance, usage, fuel burn, water temp, watershed and others as needed per the operator’s manual. Maintain at least a Special boiler license for the State of Minnesota.

*MAINTAIN SECURITY. At all times all buildings must remain secure by maintaining locked doors and windows. All visitors and guests will check in with the office and only the parish or school office will provide access to visitors and guests via main security doors. Keep closed all window shades and turn off/on lights and check heating/cooling as advised by the Facilities Manager. Alert the Parish Administrator of odd or suspicious activities or persons in the buildings or on the grounds.

*PUBLIC RELATIONS. Be courteous and helpful to all staff, parishioners and visitors encountered in the course of work.

*SET UP FOR MEETINGS, EVENTS AND OTHER ACTIVITIES. As required, open and close the gymnasium bleachers; set up technical equipment such as microphones, piano, movie screen, DVD’s and TV’s; set up and take down tables and chairs for meetings and events.

*HELP CREATE A PRODUCTIVE ENVIRONMENT. Help promote good morale and cooperative teamwork. Self monitor productivity and take corrective action as appropriate.

*MAINTAIN AND IMPROVE WORK KNOWLEDGE AND SKILLS such as understanding of requirements and work procedures, purpose of work completed, machine use and general janitorial services.

*MAINTAIN CONFIDENTIALITY OF ALL WORK DATA.

*PROVIDE ASSISTANCE AS NEEDED TO THE FACILITIES MANAGER.

Job Qualifications

Job Title: Maintenance Custodian

Experience in building maintenance and janitorial services.

Experience operating both drivable and non-drivable grounds equipment, including a tractor and skid steer.

Hold at least a Special boiler license.

Successful completion of a background check.

Completion of VIRTUS training.

Mental Demands

Physical Demands

Work 20 hours per week or more as needed.

Lift and move up to 50 pounds using proper techniques and equipment.

Constant movement, including walking up and down stairs while completing a task.

Endure seasonal weather conditions by dressing appropriately.

Operate grounds equipment without damage to equipment or surroundings

Able to work on heights and ladders.

Successful completion of a pre-employment physical exam.
