FORMATS OF DOCUMENTS ARE SUBJECT TO CHANGES BASED ON REQUIREMENTS; PLEASE ALSO INSERT DETAILS IN THE DRAFTS AS PER FACTUAL POSITION. IN CASE THE PROPERTY IS IN THE POSSESSION / BELONGS TO A PERSON OTHER THAN THE BORROWER, PLEASE READ “BORROWER” AS SUCH THIRD PARTY IN THIS LIST

The Development Authority shall include the following and hereinafter referred to as “DA”: Indore Development Authority (IDA), Bhopal Development Authority (BDA), Jabalpur Development Authority (JDA), Ujjain Development Authority (UDA), Gwalior Development Authority (GDA).

FREEHOLD TITLE

1. Freehold Land Financial assistance

Pre-disbursal documents:

1.  Original stamped Agreement to sell between seller & borrower.

2.  Copies of all previous title deeds & link documents establishing chain of title upto present seller

3.  Copy of Diversion certificate.

4.  Copy of Nazul NOC (Applicable only for MC areas)(NA, if approved Building Plan has been obtained)

5.  Khasra nakal – P-II & Kisth Bandi – B-I. (Applicable for Non MC areas)

6.  Latest Property Tax Receipts for land

7. TCP approval for layout/colony.

8. Coloniser Licence and Development Permission

9. Original own contribution receipts (if not included in Sale Deed)

10. Title clearance report from Advocate for last 13 years in detail & Search fee receipt

11. Bhu-rin Pustika (NA for the properties situated in the Municipal limits)

Over-the-counter documents:

12. Original duly stamped and registered Sale Deed in favour of borrower/s (Please note that the value declared in the Sale Deed should be as per the value declared in the Sale Agreement)

13. All previous Title Deeds in original.

2. Self-construction / extension on freehold plot -individual

1.  Original duly stamped and registered Sale Deed in favour of the Borrower/s

2.  All previous Title Deeds and link documents in original

3.  Map approved by Municipal Corporation / Competent Authority and Approved Building plan of Extension -(Applicable in case of Extension)

4.  Building Permission

5.  Original Detailed estimate of construction work by Architect.

6.  Khasra nakal P-II & Kisth Bandi B-I (In case it is a builder’s/society’s plot a copy may be provided.) (Applicable for Non MC areas)

7.  Latest Property Tax receipts

8.  Bhu-rin Pustika (NA, for properties situated in Municipal Limits) (In case it is a builder’s/society’s plot a copy may be provided.)

9.  Title clearance report from advocate for last 13 years in detail & Search fee receipt

10.  Copy of Diversion certificate

11.  Nazul NOC (applicable only for MC areas)(NA, if approved plan is obtained).

12.  TCP Layout approval

13.  Coloniser License with Development Permission

3. Resale of freehold rowhouse/bungalow

Pre-disbursal documents:

1.  Original stamped Agreement to sell between seller & borrower

2.  Copy of all previous title deeds & link documents

3.  Copy of diversion certificate

4.  Copy of Nazul NOC (applicable only for MC area) (NA, if approved Building Plan is available)

5.  Khasra nakal – P-II & Kisth Bandi – B-I (Applicable for Non MC areas)

4. Direct purchase of Flat / Row house/ Bungalow from Society

Borrowers Documents:

1.  Original Letter of Allotment from the Society in favour of the Borrower, if available

2.  Original stamped agreement for sale in favour of borrower/s

3.  Original stamped agreement for finishing work (wherever applicable)

4.  Original own contribution receipts for payments made to Society on revenue stamp (if not included in Sale Deed)

5.  NOC from Society as per ICICI Bank draft (Draft 1)

Over-the-counter documents:

6. Original duly stamped and registered Sale Deed in favour of borrower/s

Society Documents (Pre-Disbursal documents) (If it is a plot financial assistance, document No. 11 and 12 are not applicable)

1.  Copy of the Society Registration Certificate.

2.  Copy of Bye laws of Society, if available

3.  Copy of all-previous title documents and link documents establishing chain of title in favour of the Society.

4.  Copy of deed of declaration under MP Prakoshtha Swamitwa Adhiniyam, 1976 (applicable only in case of more than 1 flat in an apartment, hence in case of one flat – clear mention of “transfer of undivided share of land” should be mentioned in the deed of apartment itself)

5.  Copy of diversion certificate

6.  Copy of Coloniser License with Development Permission

7.  TCP Layout

8.  Copy of Khasra nakal P-II & Kisth Bandi B-I (applicable in Non MC area)

9.  Property Tax receipts

10.  Copy of Nazul NOC (Applicable only in MC area) (NA, if approved building plan is available)

5. Direct purchase of Flat / Row house/ Bungalow from Builder

Pre-disbursal documents:

1. Original stamped agreement for sale in favour of borrower/s

2. Original stamped agreement for finishing work (wherever applicable)

3. Original own contribution receipts for payments made to Builder on revenue stamp (if not included in Sale Deed)

4. NOC from Builder as per ICICI Bank draft (Draft 2)

Over-the-counter documents:

5. Original duly stamped and registered Sale Deed in favour of borrower/s

Builder Documents (Pre Disbursal documents) (If it is a plot financial assistance, document No. 11 and 12 are not applicable)

1.  Copies of all previous title documents and link documents establishing chain of title in favour of the Builder.

2.  If the property is not in the name of builder we need a POA in favour of the Builder & a Development agreement. However, if the landlord is himself signing the sale deed then Construction Agreement/Ratio agreement between landowner and Builder is required.

3.  Partnership Deed and Registration Certificate issued by the Registrar of Firms in case of Partnership Firm of the / Memorandum and articles of association in case of Ltd. Co. of the builder

6. Resale of freehold flat/house in Society:

Pre-disbursal documents:

1.  Original stamped Agreement to sell between seller & borrower

2.  Copy of all previous title deeds, establishing chain of title upto present seller.

3.  Allotment letter, if available

4.  Original own contribution receipts for payments made to seller (if not included in Sale Deed)

5.  Latest Property Tax Bill in favour of the seller in original

6.  Title Clearance Report by advocate for the last 13 years in detail and the search fee receipt

7.  No Objection Certificate from Society (Draft 3)

Over-the-counter documents

8. Original registered Sale Deed / Deed of Apartment in favour of borrower/s.

9. All previous Title Deeds in original including allotment letter.

Society Documents:

As mentioned above in Direct Purchase of Row/House Bungalow from Society.

7. Resale of freehold flat/house in Builder:

Pre-disbursal documents:

1.  Original stamped Agreement to sell between seller & borrower

2.  Copy of all previous title deeds establishing chain of title upto present seller.

3.  Original own contribution receipts for payments made to seller (if not included in Sale Deed)

4.  Latest Property Tax Bill in favour of the seller in original

5.  Title Clearance Report by advocate for the last 13 years in detail and the search fee receipt

6.  No Objection Certificate from Builder (Draft 4)

Over-the-counter documents:

7.  Original registered Sale Deed / Deed of Apartment in favour of borrower/s.

8.  All previous Title Deeds in original.

Builder Documents:

As mentioned above in Direct Purchase of Row/House Bungalow from the Builder.

LEASE HOLD TYPE

1. Purchase of Plot / House directly allotted by Development Authority (DA)

Pre-disbursal documents:

1.  Original Allotment letter/Payment schedule from DA in favour of borrower

2.  Original Receipts of the payments made to DA

3.  Tri-partite agreement between DA, ICICI Bank and borrower – Draft 5

4.  Letter from Borrower to DA duly acknowledged by DA as per Draft 6

If 3 and 4 are not available, we shall obtain 5, 6 and 10.

5.  Copy (acknowledged by DA) of application to DA for obtaining Permission to mortgage letter in favour of ICICI Bank.

6. Undertaking from borrower as per ICICI Bank draft – Draft 7 (if original permission to mortgage letter is available as a pre-disbursal document, this undertaking is not required)-

Post-disbursal documents:

7. Original Lease Agreement/deed of plot in favour of borrower

8. Original registered Sale Deed of house in favour of borrower (only in cases where house is being sold)

9. Lease premium payment receipts and receipts of lease rent paid if any

10. Original Permission to mortgage in favour of borrower

If Self Construction/extension is by Original Allottee, we shall obtain the documents as listed in Purchase of Plot / House directly allotted by (DA) above and in addition, we shall obtain the following documents:

1.  Approved maps from Municipal Corporation & Building Permission

2.  Detailed estimate for construction work to be done (Original)

2. Resale, in case Plot or House allotted by DA (we shall be funding only if stamped and registered lease deed in favour of Original allottee have been executed)

Pre-disbursal Documents:

1.  Copies of all Previous Title Deeds including Lease Deed of plot, Sale Deed of house and Allotment Letter in favour of seller beginning from original allotment, including transfer letter in favour of seller.

2.  NOC for mortgage in the name of the seller

3.  Original stamped agreement to sell between seller and borrower

4.  Undertaking from borrower as per ICICI Bank draft (Draft 7) (NA, if Name Transfer in name of purchaser and Permission to mortgage in name of purchaser are available before disbursement)

5.  Undertaking from seller as per ICICI Bank draft (Draft 8) (NA, if Name Transfer in name of purchaser and Permission to mortgage in name of purchaser are available before disbursement)

6.  Title clearance report for last 13 years in detail & Search fee receipt.

7.  Original own contribution receipts for payments made to seller (if not included in Sale Agreement)

8.  Latest Property Tax Receipt

9. Lease Rent Receipt in favour of the seller 10. Copy of approved plan & building permission from Municipal Corporation (NA, if t he house is constructed by the concerned DA)

Documents those are required as over the counter on disbursement

11.  Original Previous Title Deeds including Allotment Letter and Lease Deed of plot in favour of the original allottee, and subsequent Sale Deed (s) and transfer letter(s) in name of the subsequent owners till present seller. If the Transfer Letter can be obtained as copy, if the Original Transfer letter has been submitted to the Development Authority.

12.  Original duly stamped and registered Sale Deed in favour of borrower

13.  Copy of application for name transfer (acknowledged by DA) in favour of borrower (NA if Name Transfer is available pre-disbursement)

14.  Copy of application for permission to mortgage in favour of the Borrower (acknowledged by DA) in favour of borrower (NA if Permission to Mortgage is available pre-disbursement)

Post disbursement documents

15.  Original name transfer letter in favour of borrower

16.  Original permission to mortgage letter in favour of borrower

We can directly release the transfer charges amount in favour of the concerned DA based on the demand letter of the DA. This demand is raised post release of no objection notification in various government offices) – This will require an authorisation from Borrower that Disbursement can be made to DA on Borrower’s behalf and copy of no-objection notification in the various government offices.

If Self Construction/extension is by the Borrower who is not an Original Allottee, we shall obtain the documents as listed in Resale, in case Plot or House allotted by DA above and in addition, we shall obtain the following documents (Pre-disbursal documents):

1.  Approved maps from Municipal Corporation & Building Permission

2.  Detailed estimate for construction work to be done (Original)
