OPEN SESSION MINUTES

BOARD MEMBERS PRESENT: MANAGEMENT PRESENT:

  1. Ms. Bonsignore called the meeting to order at 7:00pm.

II.There was no Open Discussion.

  1. A motion was made by Mr. Hinson and seconded by Mr. Heyns to approve the Open Session meeting minutes dated September 18, 2007. All were in favor.
  1. A motion was made by Mr. Hinson and seconded by Mr. Heyns to accept the income Statement dated September 31, 2007. All were in favor.
  1. New Business:
  2. A motion was made by Ms. Bonsignore and seconded by Mr. Hinson to accept the 2008 Master budget with a 5% increase to Management, and no increase to the Master Assessment, and a 3.5% increase to Landscape Contract. All were in favor.
  3. A motion was made by Ms. Bonsignore and seconded by Mr. Hinson to approve the 2008 Parcel 8 Budget with a 10% increase to the Special Assessment and a 3% increase to the Landscape Contract. All were in favor.
  4. A motionwas made by Ms. Bonsignore and seconded by Mr. Hinson to accept the Over-seeding proposal. All were in favor.
  5. A motion was made by Ms. Bonsignore and seconded by Mr. Hinson to accept and sign off on the Agency Authorization form regarding the Parcel at the entrance of the community. All were in favor.
  6. A motion was made by Mr. Hinson and seconded Mr. Heyns to adopt the following rule regarding artificial turf into the Community Rules and Guidelines: Any variety is prohibited in front and side lawns of enclosed Lots and backyards of Lots with view fencing. Artificial Turf will be permitted in backyards of enclosed Lots. All were in favor.

  2. Mr. Hinson has been in contact with an electrical company with regards to lighting at Parcel 3 park. Ms. van Os-Gries is awaiting bids on solar lighting and response back from APS with regards to Parcel 3 lighting. Additional lighting at entrance has been tabled until after church construction is complete.
  3. A motion was made by Mr. Heyns and seconded by Mr. Hinson to not approve signage for parks regarding speed signs or kids at play. All were in favor.
  4. The newsletter was reviewed and will go out in next week with letter from President, Christmas lighting nomination information.
  1. A motion was made by Ms. Bonsignore and seconded by Mr. Hinson to adjourn the Open Session meeting at 7:35pm. All were in favor.
