Publication Fees

By the time the sale has reached this stage in the process, all publication fees should be paid. Please keep in mind that one firm not paying their publication fees as required has forced publishers in some counties to require pre-paid publishing.

Please provide all bids to SRI 24 hours prior to the sale date. Email all bids to . Once submitted and confirmed, please review same on our website to make sure the bid is entered correctly, as well as provided correctly.

Please send these documents to SRI, Inc. 8082 Bash Street, Indianapolis, IN 46250 to arrive the day prior to the sale. If the property is HUD insured, please make note in your cover letter or on attached sheet that the property is HUD.

Cancellations

We need a written cancellation for each property to be cancelled. If your sale is cancelled and we have your sale documents, your cost checks will be returned to you via US Mail.

Property Taxes

We check with the county treasurers for any delinquent taxes or properties that have gone to tax sale, as well as checking our own tax sale database for tax sale properties in the tax sale client counties.

We will contact you at least the day prior to the sale to alert you to any delinquencies. Please make sure the delinquencies are taken care of immediately and not right before the sale. As you know, the statute says the sheriff shall cancel the sale if there are delinquent real estate taxes.

Sale Results

We try to get them posted within two (2) hours of the sale concluding; however, that’s not always possible due to driving or attending another sale immediately following a sale. If the results are not posted, please feel free to email the person conducting the sale for the information via email or cell phone.

Third-Party Sales

Once the sale has concluded, the documents provided will be pulled and the recording/transfer fees returned to your office. The purchaser will provide the necessary information, which we will email or fax to you as soon as we arrive back in the office. Feel free to contact the person conducting the sale if you have not received your purchaser information by 4:00 p.m.

In preparing your Clerk’s Return, please make sure to indicate the sheriff’s costs have been paid and are not to be pulled from the proceeds. The sheriff will retain the cost check originally paid at the filing of the praecipe.

Deeds/Recording

If we have all the sale documents for each property in a sale, we will process all at the same time. If your sale documents were not received prior to the sale, or sent to the sheriffs’ departments and not given to us while at the sale because the courier did not arrive on time or they didn’t know it was in the building, your recording will take longer because the documents will have to be sent to the sheriff for signing and return.

Once the deeds are sent either to the attorneys (HUD) or the recorder, the date is noted on our website. If you have not received your deed within 10 days of the date on the website, please contact us and we will help track it down.

All bids and sale documents are presented at the sale. If your documents do not meet the scrutiny of the sheriff’s representative, assessor, auditor and recorder, your sale will be cancelled.
