Abbeyfield Southern Oaks – Resident Admission Criteria
Abbeyfield Southern Oaks(ASO) welcomes applications from men and women who are 55yrs and over and who would like to become a resident at one of theirfour supported sheltered houses at 82 Mulgrave Road, Sutton; 82 York Road, Cheam or The Old House in Epsom Road, Ewell, 2 Purley Knoll Purley.
The Selection process begins when a room becomes available; initial consideration will be given to applicants who have expressed a preference for earlyoccupancy.If there is more than one applicant who has a preference for early occupation then Abbeyfield Southern Oakswill give priority to an applicant with the greatest need for housing and support.
If an applicants’ first choice house does not have a room available, and the applicant takes a room in another house, they will be given priority. However if a longer serving resident wishes to move to that house then they will have priority.
Abbeyfield Southern Oaks sheltered houses give older people the independence of having their ownroom with the security of having an alarm system
The accommodation is normally a converted house with about 10 residents and often hasa communal lounge and garden. Our Sheltered houses are near to the local shops and other amenities so you can still get out and about.
The House manager will check on you every day and be able to assist you in an emergency. They are there to ensure you feel safe, secure and comfortable and willbuild lasting relationships with residents' families, GPs and external agencies.House managers are not be expected to provide personal care or carry out personal tasks like shopping or room cleaning.
If you require additional services, you can contact the local authority or arrange extra support through a private agency
All Abbeyfield Southern Oaks houses provide 2 home cooked meals a day. Breakfast ingredients are provided so you can have breakfast at your leisure in your own room
Criteria for tenancy
- Ability to socialise and share communal living with existing residents
- The ability to use the stairs in an emergency
- Not to require personal care with respect to personal hygiene
- To reliably manage own medication
- To reliably manage own continence
- Be able to fully comply with the safety and fire regulations
- To have been able to have function within the community physically and Psychologically
- Receive a satisfactory medical report from a GP with respect to all of the above
If there is more than one applicant for an available room the ASO will use the following criteria to decide priority:
- loneliness and social needs
- suitability of existing housing
- other options available to the applicant
- the needs of the existing Abbeyfield household
- how well the applicants’ support needs can be met
- the suitability of the room for the applicants’ needs
If, at any stage,ASO finds that we cannot meet the needs of an applicant we may offer advice as to where the applicant may find more suitable accommodation and support locally. Similarly an applicant may decide, at any stage, that they do not wish to proceed with their application.
ASO aims to be affordable to all; financial assessments do not influence the selection process and charges vary among our different houses. You may be eligible for benefits or pension credits to help. The Citizens Advice Bureau, or your local benefits office will give you further financial information.
So as to ensure that all applicants are given enough time and information to think through their move, the admissions procedure is a simple five stage process and you will be guided through this process by our experienced administration and volunteer team.
Stages
- An initial enquiry to our administrator on 020 8394 0050
- An invitation to view one, or all four of our houses
- An invitation to lunch following receipt of required documentation you will have received following your initial enquiry
- An invitation for a Trial Stay for 4-7days at a cost of £65.00 per 24 hours
- If the decision has been agreed to take up tenancy and the criteria has been metthen an agreement issigned.ASO will then make arrangements for the applicant to take possession of the room, or move in ideally within 2 weeks of the signed agreement.
Once a decision has been made there cannot be a delay as the rooms are much sought after and could in fact be let to another applicant
