JOB TITLE : GROUND WORKER

POST OBJECTIVE

· To carry out Responsive, Day to Day and Planned Repairs and Maintenance Works including adaptations to various types of properties for Weaver Vale Housing Trust and its commercial subsidiary Weaver Horizons.

· Ensure that the activities of the post are carried out to the highest standards of integrity and professionalism in accordance with the requirements of the Housing Corporation, relevant legislation, confidentiality requirements and internal policies/strategies.

KEY TASKS

1. To carry out general groundwork activities to the properties and areas forming the responsibility of the Weaver Vale Housing Trust.

2. To undertake both minor and major adaptation works.

3. To carry out duties under minimum supervision, co-ordinating own workload within stated deadlines and targets, including ordering all necessary plant, equipment and materials.

4. To undertake works relating to successful tenders/quotations that arises through continual pursuit of new business for the Property Services section.

5. To liaise with the relevant Team Leader and administrative teams to ensure that the Trust properties and neighbourhoods are maintained to the highest possible repair standards, in compliance with outlined processes.

6. To record and document work activities/deliveries within agreed target deadlines.

7. To examine and report defects in materials, components, plant and equipment.

8. To report any repairs throughout the Trust, seen or outlined during the working day, to the relevant administrative teams.

9. To work keeping areas clean as the work progresses.

10. Work in a safe and efficient manner.

HEALTH and SAFETY

1. To take reasonable care of the health and safety of themselves and others who may be affected by their acts or omissions.

2. To co operate with the employer or any other person in order to ensure that statutory requirements concerning health and safety are met.

3. Not to recklessly or intentionally interfere with or misuse anything provided in the interests of health and safety.

4. To be prepared to undergo relevant Health and Safety training.

5. To assist with regular Health and Safety inspections in their own workplace.

6. To work within and ensure compliance with, all appropriate Health and Safety Legislation and Trust Health and Safety Policy’s and Procedures.

GENERAL

1. Promote a caring, helpful and unbiased attitude towards all customers and other members of the general public and to maintain an impeccable standard of honesty in all such dealings.

2. Play a role in the ‘team approach’ to all aspects of Weaver Vale Housing Trusts activities and provide such cover for absent colleagues as may be reasonably requested.

3. Further Weaver Vale Housing Trusts attitude to quality and to identify improvement ideas in all areas of the work, such as value for money, efficiency gains, etc.

4. To promote and implement the Weaver Vale Housing Trusts Equal Opportunities policy in all aspects of the post holders work in dealings with outside bodies.

5. Attend such training courses, conferences, appraisals, monthly team meetings, staff away days, annual planning as required.

6. To ensure accurate and effective usage of mobile technology in conjunction with completion of Responsive Repair works out in the field.

7. To work effectively with all sections within the Property Services Directorate to ensure compliance with objectives set within that team.

8. Ensure that all work time priorities are adhered to, with a full awareness of what they are and the impact’s of not being met.

9. To carry out duties that might arise, to maintain the continuity of the service and the security of the residents.

10. In addition to the above functions, the post holder is required to carry out such other duties as may reasonably be required to help continually provide an excellent customer service.

11. Changing responsibilities over time as the Trust evolves to undertake new areas of work and expand its range of services. As these changes occur, it may result in the substitution of one function for another, the addition of new areas of responsibility, or changes to the way functions are carried out.
