Dear Owner:

We’re glad you have taken an interest in Property Management with Berkshire Hathaway HomeServices Georgia Properties. Attached you will find several forms which will guide you through the leasing process. You will be working primarily with an agent located near your rental home. They are the experts in the field and can help you determine your rental pricing if needed. They will also be responsible for showing the home to prospects and securing an application.

The Property Management Division processes the application and keeps you informed of the status of your applicant. We will recommend an action regarding the prospect’s income, employment stability, rental/mortgage history, and credit score. If we do not recommend leasing to someone, you may still accept them but a waiver needs to be signed by you releasing us from any liability for your decision.

The attached forms are for you, the owner of the property:

· Property Management Division Features – Explains our services and how our fees are charged (see below for full explanation)

· Property Features – Gives BHHS Georgia Properties essential information on your home and any stipulations you may have

· BHHS Georgia Properties’ Leasing/Brokerage/Management Agreement – Contract to list, lease and manage the property for you

· BHHS Georgia Properties’ Leasing Agreement w/o Management – Contract to list and lease your property and then turn over management to you

· Paint / Flood Disclosure – Required by GA State Law

· Additionally Insured – Protects BHHS Georgia Properties as well as you for liability on your property

· Additionally Insured Flyer – explanation of importance of additionally insured requirement

The fees are as follows:

· BHHS Georgia Properties receives the first full month’s rent as a procurement fee. Because of this, rental payments may be a little confusing at the beginning.

· On the day the tenant signs their lease (which is done as soon as Property Management gives the approval of their application to the agent), we collect the next month’s full rent payment to cover our procurement fees.

· On the day the tenant moves in, the agent collects their security deposit plus any pet fees

· On the first day of the following month, the tenant pays the prorated rent that was due for the previous month

· For BHHS Georgia Properties’ managed leases you may not receive your full draw until the first full month of the lease has begun. When the tenant pays the prorated rent, we will deduct a $300 reserve repair fund from the rent as well as the 10% management fee and send the rest, if any, to the owner.

· After that, the 10% management fee plus any repairs paid by BHHS Georgia Properties will be deducted from the rental payment and sent to you around the 7th of each month. We can also deposit your rent by hand at a local bank if you provide us with deposit slips.

· There are no fees due until we have leased the home, except for advertising or if you wish for BHHS Georgia Properties to place utilities in our name or complete repairs on the home. Should this be your desire, we will need funds sent directly to Property Management before ads/service can be set up.
